Okay, so what does the same down payment mean exactly? In general, the lower the risk to the lender, the better the interest rate is for the buyer. A high down payment lowers the lender’s risk. My guess is folks with lower credit scores are less likely to have high down payments, although that is not a given.

Up until recently when the higher interest rates resulted in lower asking prices and fewer bidding wars, properties were not selling as far above their appraised value as they were just a little while back. The appraised value determines what a lender is willing to finance. The difference between how much lenders finance and the sales price can be offset with a higher down payment for folks who are willing to overpay for a property.

No matter how you cut it, folks who are financially more stable are better positioned to buy properties.

The ability for people to buy property is sometimes used as an indicator for the health of an economy. I understand why there is a push to increase that opportunity for people with lower credit scores.

I admit that this is not an issue I am particularly concerned about as it is unlikely that I will be moving, buying another property, or refinancing this one. Nor does it have much effect on my family or most of my friends as they are well set. I am concerned about banks going under because I was around when this happened with the Savings and loans in 1980. Currently my bank is paying me a much higher interest rate on a CD than I am paying on my mortgage. Hopefully this doesn’t change.

The answer to this is obvious. It is also consistent with what I posted. So, I guess this means we agree. Don't lenders today want to see at least a 20% down payment before they will write the mortgage? Most lenders require mortgage insurance (an additional expense of the down payment is less than 20%. Another big consideration besides credit score is the buyer's debt to income ratio.

-Not sure you can even buy a small condo or a manufactured home for $250K these days. The median average home price in the U.S. is somewhere between $392K and $380K. In Southern California it is more than twice that.

The agency didn't take up the ex-prosecutor on his offer but instead secretly obtained his phone records a year later in an apparent effort to identify his contacts.

Retired Little Rock, Ark., U.S. Attorney Bud Cummins wrote then-New York U.S. Attorney Geoffrey Berman on Oct. 4, 2018 that then-Ukraine Prosecutor General Yuriy Lutsenko was willing to travel to the United States to present evidence about the Bidens and Burisma Holdings.

Lutsenko believes "VP Biden (and Sec State Kerry) exercised influence to protect Burisma Holdings in exchange for payments to Hunter Biden, (business partner) Devon Archer, and Joe Biden," Cummins emailed Berman.

Less than 35% think Biden has ‘mental sharpness’ for second term: Poll

Former President Trump leads President Biden by 7 points — 49% to 42% — in a general-election matchup in a Washington Post-ABC News poll out today.

44% of U.S. adults polled said they’d definitely or probably vote for Trump vs. 38% for Biden. 12% were undecided. Biden’s approval hit a new low — 36%, down from 42% in February. Why it matters: Biden’s re-election campaign is already trying “to shift voters’ focus away from their reservations about him and instead make the 2024 general election a choice rather than a referendum,” The Post notes.

On mental acuity, 94%of Republicans, 69% of independents and even 21% of Democrats said Biden lacks the sharpness to be president.

“Just 32% overall think Biden has the mental sharpness it takes to serve effectively as president, down steeply from 51% when he was running for president three years ago,” ABC’s Gary Langer notes.

Emails Show Biden Corruption Allegations Sent To Federal Prosecutor In 2018: Report

New details about a possible corruption scheme involving President Joe Biden, his son Hunter Biden, and Ukrainian energy company Burisma Holdings came to light on Monday as investigations into the First Family heat up.

Bud Cummins, a U.S. attorney-turned-lobbyist, wrote to the top federal prosecutor in Manhattan in 2018, sharing that Ukraine’s then-Prosecutor General Yuriy Lutsenko was willing to share alleged evidence of crooked behavior by Biden dating back to when he was vice president, according to emails reported by Just the News on Monday.

The documents came to light days after House Oversight Chairman James Comer (R-KY) announced that he issued a subpoena “demanding the FBI produce an unclassified record alleging a criminal scheme involving then-Vice President Joe Biden and a foreign national” with a deadline of May 10.

Lutsenko believes Biden and former Secretary of State John Kerry “exercised influence to protect Burisma Holdings in exchange for payments to Hunter Biden, (business partner) Devon Archer, and Joe Biden,” Cummins told then-U.S. Attorney Geoffrey Berman in 2018. Alleged evidence and “John Doe” witnesses could corroborate claims that Biden, who as vice president led U.S. policy in Ukraine, got a cut from Burisma founder Mykola Zlochevsky through an LLC, Cummins said in the emails.

Hunter Biden and his business partner Devon Archer, a former Kerry campaign adviser sentenced in 2022 to more than a year in prison after being convicted in a fraud scheme, had served on Burisma’s board of directors. Ukrainian Prosecutor General Viktor Shokin, who preceded Lutsenko in the role, had spearheaded a corruption investigation into Burisma but was forced out of office amid pressure by then-Vice President Joe Biden and others in the international community.

It has been known for years that Cummins made contact with Berman concerning Ukraine, as evidenced by an ABC News report in 2019, but the emails he sent add more detail to the outreach. The allegations also made their way to former New York City Mayor Rudy Giuliani, who, as former President Donald Trump’s personal attorney, brought the claims to the media and sought a congressional inquiry into the matter. The Ukraine issue ultimately led to Trump’s first impeachment by the House, and later acquittal by the Senate, after his administration was accused of slow-walking military aid to Ukraine while Trump pushed Ukrainian President Volodymyr Zelensky to investigate the Bidens.

Although Cummins reportedly said he never heard back from Berman after a brief phone call and then sending the emails, he did receive a notice from Apple that federal prosecutors obtained data from his iPhone through a grand jury subpoena in 2019 — around the time of the Ukraine-focused impeachment inquiry.

Shortly after the 2020 election, Hunter Biden announced he was facing a criminal investigation into his tax affairs. The younger Biden has said he expects to be cleared of wrongdoing. President Biden, now about two weeks into his re-election campaign, has distanced himself from Hunter’s business dealings and told MSNBC last week that his son has “done nothing wrong.”

As a charging decision reportedly nears, House Oversight Chairman Comer urged the Justice Department not to indict Hunter Biden until Republicans hold a press conference on Wednesday to present evidence showing how a “web” of LLCs is being used by foreign adversaries to improperly pay members of the Biden family in exchange for favors. “There’s a whole lot of information here for the Department of Justice to use. And, by all accounts, I don’t think they’re aware of the majority of it,” Comer said during a Fox News appearance on Sunday.

Democrats have accused their GOP counterparts of ignoring alleged misconduct by Trump while trying to dig up “dirt” on the Biden family. White House spokesperson Ian Sams released a statement chastising Republicans in Congress for what he called “unfounded, unproven, politically-motivated attacks against the President and his family without offering evidence for their claims or evidence of decisions influenced by anything other than U.S. interests.”

The New York Post revealed Monday that The White House is blocking its reporters from attending Joe Biden’s public appearances, suggesting that it is doing so in retaliation for the outlet reporting on “his relatives’ foreign dealings.”



The New York Post reported that despite there being 20 empty seats in the South Court Auditorium on Monday at Biden’s only public appearance, the outlet’s request for a press credential was denied.

The Newspaper intimated that it was due to it being at the forefront of reporting on the Hunter Biden laptop and shady foreign money deals.

Biden appeared Monday with Transport Secretary Pete Buttigieg to gibber through comments on flight delays and cancelations.

The Post reports:

The White House press office barred The Post from attending President Biden’s only daytime public event Monday as federal prosecutors near a decision on criminally charging first son Hunter Biden for tax fraud and other crimes.

The Post has closely covered the president’s ties to his relatives’ foreign dealings and first reported in October 2020 on files from Hunter’s abandoned laptop that link Joe Biden to ventures in China and Ukraine.

Biden, who falsely characterized The Post’s reporting as Russian disinformation, appeared with Transportation Secretary Pete Buttigieg to talk about airline policies in the White House-adjacent Eisenhower Executive Office Building

In a Monday email, White House staff informed The Post: “We are unable to accommodate your credential request to attend the Investing in Airline Accountability Remarks on 5/8. The remarks will be live-streamed and can be viewed at WH.gov. Thank you for understanding. We will let you know if a credential becomes available.”

The email does not claim that the exclusion is due to “space limitations” — an excuse that was used until recently to justify the press office’s mysterious prescreening of reporters let into large presidential events, which under past administrations were open to all journalists on White House grounds.

It is odd that Biden’s handlers would bar the New York Post or any press from events, given that he never answers any questions anyway, with Monday being no different:

A new “disinformation office” has been quietly established by the Biden administration. This office will have the authority to arrest and prosecute citizens of the United States who publish content online that is deemed to be “false” by so-called fact checkers.

According to the announcement made by Director Avril Haines on Thursday, the Office of the Director of National Intelligence (ODNI) has established a new office to oversee the efforts being made by the intelligence community to combat “disinformation” in the United States.

Haines made the announcement during a hearing with the Senate Armed Services Committee. The Foreign Malign Influence Center (FMIC) will be focused not only on “foreign malign influence” aimed at U.S. elections, but also on “public opinion within the United States.”

Haines declared, “Congress put into law that we should establish a foreign malign influence center in the intelligence community. We stood that up and it encompasses our election threat executive work essentially looking at foreign influence and interference in elections, and deals with disinformation more generally”.

Yup. But not as much when you adjust for inflation. Gas prices near me are currently between $3.87 and $4.58. Oregon gas prices tend to be higher than in other states. It is just under $.50 higher in Oregon than in New York. Be glad you don't live in Hawaii or California because they have the highest gas prices in the Nation. California's current price is $4.82. Hawaii is $.01 less.

President Biden conceded on Tuesday that the looming migrant surge at the southern border will be “chaotic for a while” after the Title 42 border policy ends later this week.

In addition to the coronavirus, he also expressed alarm about those arriving from countries who hadn’t been vaccinated for polio or the chickenpox and were coming from countries with high rates of infectious tuberculosis.
“Many people who recently arrived in NYC have lived in or traveled through countries with high rates of TB,” he wrote in an April 11 letter to physicians and health care providers.

“I am writing now to underscore how critical it is that health care providers take a wide range of considerations into account when working with” foreign nationals arriving from the southern border, he urged.

Everyone arriving must be screened for diseases and viruses, Vasan said, stating that “Vaccination rates for certain diseases are low in some of the most common countries of origin, with rates hovering around 50% for polio as an example.”
