I am having a terrible time recently finding decent tenants. Never ending run of liars, con artists and welfare frauds.
Who here has rentals, and what are your eexperiences? How do you identify deadbeats vs decent renters?

I have several rentals and deal with this monthly. Best you can do is screen them. Try to find working professionals. Single moms and young adults are gonna be trouble. I rent to senioirs as most have a fixed income. Or working class family s. get references and check them. Do a credit check and ask for first last and one month security deposit. Home this helps

Yeah, it's a pain in the ass. We have 2 apartments hired out, and nothing but trouble here and there.
We consider to sell them and rather enjoy the interests from the capital monthly instead of the rent.
What you can do: Copy of ID, salary certificate for the past 3 months, deposit + the rent for the first month, that's all to collect before handing them over the key. How the situation is gonna look like after few more months, only god knows. :-\

Problem is that tenants have WAY more rights over the landlord and they can screw you over bigtime.

My current battle is: I have a family, mom, dad (just got out of prison for drug charges), auntie, two grown sons (one of whom is a registered sex offender)and two little kids that I found out after the fact had been evicted from the last FOUR places they were in. It was just suppose to be the mom and one grown son but the rest have been gradually 'visiting' and never leaving... apparently the references were all bogus and mom gave a fake name on the application. Never paid a single months rent from the start and I gotta go thru the court system to get the sheriff to kick their asses out.
Why are so many renters deadbeats?
How do you find the working professionals?

Some friends of mine have a lot of apt. renters and I guess they do background and credit checks on them.

Only people that should be there are tenants on the lease.or rentla agreement. Best thing to do is hire some thugs to go clear them out. This works faster then the sherriffs dept

Haven't you asked them for a photo ID? Like I said, deposit + the rent for the first month in advance, NEVER hand over the key before u got that.

Another joy of the rental game in CA: Renters can run up big utility bills, then if the power gets shut of they can walk, and if they won't pay it the power company will make the landlord (property owner) pay the bill before they will reconnect.

I do some low income housing but haven't had the unfortunate situation you find yourself in. However, one of my buddies did. So one day he went over to do some tree trimming and accidently ran the bucket of the tractor through the master bedroom window and framing in the dead of winter. They were out in a week. Extreme I know, but worked. ::) I do not have the handyman skills to be able to repair such a mess but he was able to fix it and get someone in that actually paid their rent.

Evicting deadbeats in New York State (and especially NYC) is next to impossible. The POS polticians here have made it as hard as possible to run a building without getting fucked on seeing a return on your investment and maintaining your bottom line.

Are the cops aware that children are living w/a convicted sex offender?

Wife and I have 3 duplex's by a very affluent university. The set up is great. Basically we only rent to girls, they pay for 12 months and live there 9. In addition 90% of the time we deal directly with their parents who give us post dared checks, or we have an authorization for funds electronically. Typically we do some light reno's in the summer when they are gone.

Same in CA.
In order to get rid of a deadbeat a LL has to go to the county courthouse and file a complaint and numerous other documents (all of which come with 'filing fees'), then you have to get the deadbeat personally served (another fee), and 90% of the time they will actively hide to avoid it. Then after being served you gt a court date 60 days or more out, and the tenant can file indifinite requests for continuances. I had a guy last year get three extensions for stupid ass excuses and the CA courts won't disallow the bullshit. Then finally they get X days to vacate, and by the time all is said and done 6 months isn't unrealistic. If they still don't leave you have to pay the sheriff to come out... etc, etc.
A deadbeat can make it a never ending ordeal in CA.

Probably not.... due to 'budget cuts' they probably won't care...

Try using a property management company, pretty affordable and relatively hands free for the owner.

have someone go break the windows out (if it's cold) or do somthing else to make it unlivable. Save you some money
