Post by: MP on March 15, 2012, 11:12:48 PM
Wanted to get fellow Getbigger's opinions on cities in Florida (factoring in job market, cost of living, quality of life, kids schooling, fun factor, and of course ... gyms).

Discuss.

Anyone ever work/live in the Pompano Beach area?

Anyone ever work/live in the Pompano Beach area?

The area offers a great quality of life: close to the beach, affordable housing, etc.  The downside is the qualify of public schools (poor) and the job market (also poor).  If you can find a well paying job there go for it.  But ask yourself, what you would do if that job disappeared.  Could you find a similar paying job in the same region?  In Florida the answer is often "no."  :-[

Living in Orlando myself..... Nothing beats low real estate prices and no state income taxes.  But the job market is shit, businesses around me are always shutting down, gotta make sure you have a stable job if you come here!

If you have read some of my previous posts then you know I love Florida!  My second home is there and I go as often as I can.  If I could make there what I make here, I would live there full time.  Nothing like eating breakfast or dinner outside in your back yard regularly... eating fruit from your own fruit trees... or boating up to Palm Beach or down to the Keys!  8)

you can get a security clearance. it depends ....most IT companies up in the D.C area who have contracts with the Government know that most jobs candidates won't have a clearance and if your skills is up to par, they're willing to give you that clearance within 6 months of work.....hopefully your record is squeaky clean......again, your skills will convince them

I've lived in Jax, Miami (coral gables), ft lauderdale area, worked in coral springs and now live in orlando been to tampa, panama city, naples, sarasota..basically all over florida down to key west.

I can honestly say there is no area that has a decent all of the above you mentioned. Cost of living, quality of life, schooling....people here pretty much live away from where they work. 40 minimum straight highway/Interstate drives. Ex. People that work in miami usually live north west palm, boca..etc. People in jax would live in middleberg  or not even in the county (duval)..live in st johns and travel to jacksonville for work.

Cost of living is lower in some areas but even in those areas due to the way the market was flooded down here the value of the home .vs amount of people living in that area along with amenities and options in that area = that huge home might be cheap, but the area is shit and won't get any better which means schools..etc suck.

The housing market deal where everybody was trying to be a Realtor fucked up florida. Shit was being built everywhere and everybody wanted to "own" something and try to flip it...EVERYBODY...now everything is upside down, homes that were bought with the idea they would flip them decreased in value like a car coming off the car lot down here....the owners realize the area is not getting the influx of homeowners and renters as they thought so they can't even sell or rent their homes now..even if they rent..the renter easily finds out the area isn't shit and will buy elsewhere (exactly what i'm doing now in orlando...I'm renting while looking and finding what is right for ME and my wife and future family throughout square miles around my job)

My best suggestion is to research tremendously if you want to settle down here. Know what you want job wise, schools, area, are you a fast lif e type, or you more relaxed family, can you go without this or that...etc.

From there you need to actually go to an area and talk to people. When I came here 5 months ago (nice area) but this lady in a store told me "please buy here, we need more buyers" ....that was a red flag...means nobody is buying in the area which means your $200,000 mansion here won't be worth shit in a year let alone 10 and you'll be stuck with that same mortgage.

The home I'm renting is for an older couple..they don't give a shit about area..they are chilling out old enjoying shit..home is 5/3 4,000 square living feet started at 275,000..they got it short sale for 160,000. It's right for them. They will retire there. For me..nope. It's a lovely home but I need the whole deal now, family type shit. safety type shit. I turned their garage into a gym b/c the area has no gyms let alone one's for fighters. Even those away are closed by the time I get off work.

A little lesson on short sales also to everybody...Just because a HUGE home with a big hard, pool, all the shit you like was once 300,000 is now on short sale for 225,000 doesn't mean it's a "steal"...that is probably the homes "market value" ..which means you need to find out what is the REAL market value vs what the seller is trying to sell you on as as "short sale"....that is the new "gotcha" in florida....people are buying homes on short sale "I got a 300,000 home for 200,000" the next year find our their home is worth 150,000 and GETTING LOWER....then they are trying to get rid of the short sale they thought was a steal.

A true short sale is a home of let's say started 250,000 and it's on short for 200,000 and you find out the value of the market value of the home is actually 275,000....you need to jump on that deal (yes i'm using extreme numbers, but I'm doing this for a reason so you can understand this is what a short sale should sort of look like)...means the area is great, schools are good, renters are solid...etc.

Yes if it's active, you can prob land a nice contract somewhere, but if not they won't even consider you here. Mine went inactive after military...10+ years later I got a break and got a call from a prominent DOD contractor down here and they are in the process of getting me activated (interim now)...but again...I got lucky...before then there wasn't a single job that I spoke with that was willing to get me re activated even thought I was a perfect fit for the role.

Like the other poster said, DC area is the place to go. Was not an option for me thought. Didn't want it that bad.

I'm currently about 45 minutes out of NYC.

Pluses: Good job, own a home in a great school district, and near decent entertainment/recreation.
Minuses: High taxes, high gas, and high overall cost of living. Money comes in and goes out.

Was thinking of trying somewhere else. Had a buddy do the same and relocate to Austin, TX, but don't think that is the place for me.

well florida will help with the tax deal. I actually have a lot of friends from NY in florida..some north florida some south. If you move to north florida you'll will probably say it's "slow" there..that is what most of my NY friends up there say, but overall they enjoy it.

Gas in south florida vs north really is a few cents difference at times (in south florida it's downtown miami where you will get the NY type prices in gas almost to the exact cent) the surrounding areas outside of the metro areas are cheaper.

I know avg price in orlando vs s.florida area can be 5-10 cent difference at times (depends) to the further north the price (jax) is a tad cheaper, but again.in metro areas don't expect a huge GAP away from NY city gas prices especially in miami metro areas. Just fill up in your area where you live and travel to metro areas..this is what I do.

If you already are accustomed to driving 45 min. I would use that as a range for how far away from the city and/or job you can research areas (this is what I do).

I would google the areas surrounding where you intend on working and range out. Check forums, demographics, avg household income, avg home value, graduation rates, pedophiles, fitness clubs, malls..the entire deal.

I live in Ft. Lauderdale.  Lived in Jax for a time as well.  Frequently travel to Orlando, Tampa, and Tally...

- South Florida is completely different from the rest of Flawda.  South Florida is like New York south, and Flawda is basically southern Georgia.

- Housing market got creamed badly.  Even dinky 2/1 homes in awful neighborhoods(i.e...black...lets not beat around the bush) were going north of $400k.  Now they go for a tenth of that in many cases. I rented during the housing boom, then snapped up two homes when everything crashed.

- Gated communities everywhere.  You'll be in one beautiful neighborhood one minute, then cross the street, and you'll be in a dump the next with completely different rules.

- Traffic is bad, horrendous.  Awful drivers down here.  Gas be damned, but I drive a 3" lifted Ram Quad Cab and an H2 Hummer.  I'd rather be safe than break my back from one of these shitboxes with a fartcan muffler driving around like crazy hitting people.

- There is a brain drain down here, in general.  Many professionals are going to places like Denver, Seattle, and DC.  But the weather and proximity to the beach is tough to beat.  The city is fighting hard to keep professionals here.

- The weather, and gardening.  I transformed my backyard into a microgarden.  I grow passion fruit, papaya, sarguelas, mangos, pomegranate, limes, and lichee.  Ive also planted collard greens, peanuts, lemon grass, and sweet potatoes to success.  Its nice to be able to grow just about anything.

- The neighborhoods are hilarious.  You'll see in many places where there are a ton of dinky 2/1 homes with chain link fences.  Black people walking around everywhere....but go inside these neighborhoods and you will find many big, nice homes on much bigger lots next to the dinky homes.(I will freely admit, I do reside in a home in a similar situation).  The large, cookie-cutter homes which do look nice, are sequestered inside of gated communities where you have to pay an expensive HOA fee and have literally NO yards.
