Title: Slammed this month..

34 new clients in 3 weeks and the owner of our building decides to fuck with me at the end of my lease. No write ups of disturbing other businesses, we're owed a credit on rents, she said she doesn't mind the usage. Gave her a new lease proposal including increases. They own more than 500 units and she decides she doesn't want a gym but then says she doesn't mind the usage. Fuck me. I'm confused.

She's negotiating and you're losing. If she doesn't mind the use then that's how you should take it. Ask what the average increase they expect from their properties is...they have a number in mind so might as well just ask before writing anything up. Not sure where you are but commercial property in the midwest is weak, weak, weak and vacant everywhere so I'd just make sure to not screw yourself...my $0.02.

We currently pay .95 sqft in the offer we increased it by the normal 3% and still turned it down. I tried to negotiate up to $1.10 and still nothing. Right now the market for warehouse space is hot. Even the property manager is confused as to why the owner isn't taking our deal. We lease 2 units from her. She boots us and she loses those monies for at least a month or two.

With still no indication as to what the increase is...maybe you should see if a commercial real estate broker would work the offer on your behalf for a flat fee.

Could be as simple as her seeing how much you have setup there - and she's taking advantage of the fact that moving would be miserable for you.

We have 6 large property owners that we train and all have been clients for more than 10 years. They can't even understand why this owner is doing this. It's not the problem of losing the lease. The problem is the market is hot and (not meaning this to be a CrossFit thread) but because of them it makes hard for normal gym or strength and conditioning facility to lease because they have the reputation to destroy the properties. Not all of course but enough to for owners to say no to other gyms.

I'd get a broker or lawyer to handle it for a flat fee. Maybe with one phone call a third party could clarify the issue. If they think it's worth $2 per or something you need to know asap.

that has to be tough.  I see local crossfit gyms popping up... aside from their stabbing holes in walls, they also put owner at risk of lawsuit if they're the type of people that train reckless and injure people... people who, in turn, just sue everyone.  People that own a building probably MUCH prefer to rent to a restaurant or paper company or service company, that people who are going to toss around metal and tires all day.   *I had a local warehouse become a crossfit gym recently, and they're reckless, picking up jeeps and shoving over trailer hitches, it's just a matter of time until someone is crushed*  All while taking selfies and hashtagging, of course.  I like crossfit for a lot of things, but this particular group is reckless.

Tough spot.  Maybe talk to other gym renters, see what their solution is.

There are very few strength and conditioning facilities and they're in warehouse units. Velocity, athletic republic, all in LARGE warehouse buildings. But others go to retail where you pay double + NNN, I'm looking at a retail tomorrow that's 2550 at $2sqft + .50 NNN. Do the math.

And yes, I can afford it but why shouldn't I negotiate to keep my overhead low? Just because I can afford it why should I go through the hassle and cost of moving, CUP's, parking studies, moving costs and build outs if I don't have too? Wait, you have finance degree, right?

Is it a shared parking lot?  Do you do the outside sled-dragging, tire-flipping thing? 

At my gym, people have been flipping tires and dragging plates - and they've had to repave the parking lots because the "hardcore" types have to throw a weight when they're done with it.  It's actually caused degradation of the lot.   So maybe that's playing into the mindset of owners?

This is your answer right here. Most savvy commercial property owners who have plenty of money and aren't desperate for the income to pay a mortgage etc., will gladly rather a property sit empty for a while, several months even, than rent it at less than going rate.

We have no complaints or write ups. We get along with the other tenants even exchange business. The only thing that I can think of is she does want someone else in there but then again I'm told she has no problem with the usage.

never taken a dime of assistance in my life but I suspect you probably have since you bring it up all the time.

here's a clue, some people make their money in large amounts that don't always come in every month and save enough and keep their overhead low so that they can go months or years without worrying about it.  

no one is saying you should pay higher rent but you're the person who chose to start a thread crying about how you can't negotiate a lease renewal.  Maybe the reality is that your your landlord just doesn't like you and wants you out

If you can't negotiate a renewal then how about you STFU and go find a new storage facility for your tiny gym

A unit populated with, sweaty lowlifes can be detrimental to the adjacent units occupancies. Additionally, a parking lot is a place for parking cars not flipping tractor tires unless stipulated otherwise. People don't want to be around such unpleasant activity. Sorry to hear about this situation, best of luck finding a new space.

Looking at it completely from the other shop owners - total non-lifters who act all nice but hate on the noise, the slammed parking lot at 8am and 5pm, the dislike for the tires, sleds, etc...

I can see the owner/manager just hating on the heavy training lifestyle, assuming steroids, worried about lawsuits, damage... completely ignorant on their part, but we see it all the time. 

it's not right, and I think they'd never put anything in writing to be actionable, but that'd be my guess.  they don't want any price, they just want to hate on the fitness/training thing and get it out of there.  They want a boring paper company or tiling business in that spot.  It's fcked up, but that'd be my guess.  :(

To the general public, we're talking non-training fatties, they probably see you as steroid-head brutes making all sorts of racket driving their business away and dinging their cars.  not that you do either - but that's how fat haters perceive it, and probably report it to the building manager.

The manager doesn't want a 'he said, she said' and would probably rather keep those 3-4 fat idiots happy than deal with a gym.  So they're pushing you out.  That'd be my gut feeling.  It sure ain't right, but it's the weight carried (no pun intended) by those that work hard, train hard, and outshine the fat schleps of this world.  

They probably whined about it.  The manager just said "wait out the lease" and that's the end of it.  I'd send a nice offer of $1.25 or $1.50 and if they decline that, they'll say no to everything - put your 100% into setting up a new place asap in that case.   I've rented storage units for years due to numerous bands/studios... they let some wild shit go on, but clamp down on other things completely unfairly.

We have no complaints or write ups. We get along with the other tenants even exchange business. The only thing that I can think of is she does want someone else in there but then again I'm told she has no problem with the usage.

Average is $299 for small group. 2-4 per group, then we have large group, one on one, athlete development, speed camps, and off site team training (contracted though high schools) Sports message.

There are a lot of training facilities that do at least double that. A couple of friends of mine down in the San Diego area consistently do $1.5mil just from their facilities. The one gym is huge the other is about 4-5000sqft.

I think its a private gym. Not a gym people actually work out from and pay a memberhship. I actually think its pretty cool for the days one doesnt feel like driving to the gym.  Its not big enough to always work out in, but definitely pretty cool for some private workouts when you dont feel like dealing with a gym crowd.

Upper is about 1000sqft of mezzanine w/conference room. Kitchenette, break room, etc. plenty of room for message, chiropractic, supplement/merchandise or whatever. We actually have until the end of June. Property manager said if the owner doesn't want to negotiate she'll write a letter of recommendation for the new facility.

We had permission from the leasing agent to use the parking lot as long as we didn't block traffic. We're given five parking spots with the facility use. We always stayed within the five spots. On weekends it's a little different because we're the only ones open in the park. No traffic. The businesses are closed.

 ??? Not exactly a local government issue. Just an asshole for a landlord. Blessing is disguise anyway. We need to find a bigger building anyway. Picked up 9 more in the last 3 days for a total of 41 for the month.

Just been wondering about that 45K revenue you claimed.

If you do the math, you'll discover that with a total membership of 150, each member has to contribute $300 monthly to rack up $45,000.

I can't imagine paying this much for a membership at a half-assed gym. I currently pay $220 a year to belong to a gym that has all kinds of machines, tons of free weights, a cardio section, an Olympic sized pool, a steam room, Sauna, hot tub, showers and a good sized locker room. There is also a power lifting room for those who like to grunt loudly and listen to blaring heavy metal rock music for inspiration. There is even MMA and cross fit training in the annex. Sadly, I've not seen any tire flipping in the parking lot though.

Much like a cat with a ball of yarn. You seem to the the type that it's more what the gym looks like than how the trainer can help. Here's some free advise. It's not the gym....it's the trainer. Perhaps you are right in that I enjoy going to a gym that offers a variety of options....although there are no rubber plates to be found anywhere. There are a couple of thousand lbs. in 100 lb. plates, mainly used for the two leg press machines. I'll have to check the dumbbell rack which is about 75 ft. long for the highest weight in the rack....obviously more than I use. LOL.

The gym has four trainers which charge $70 - $90 an hour, I believe. Did I mention that there is a section rented by a physical therapy franchise? It's great if you have to do physical therapy, like I did for my fucked up meniscus and the subsequent surgery, because you can also use the gym for some strength training, which really helps one regain whatever they lost because of the injury.

BTW, I wasn't slinging mud. I was merely looking at things logically and commenting on the obvious. You seem rather too sensitive for the tough guy image you like to project. Why so defensive?

Do your members pay a membership fee that automatically entitles them to your coaching or does the membership allow them to just train there and you charge additionally for coaching?

No, it's not an open gym. But if a client can only afford to pay for one day a week of private training they can. In addition they get their own program if they want to come train on their own.

Got the letter of recommendation today. "No gyms, no dance studios, no automotive". They have a great reference and will probably be signing a new long term lease (5 years with option to renew) around the corner-from our old place at almost double the size.

I honestly wonder why Kongo even went to Coach in the first place? A normal MMA training camp offers everything you need to properly prepare for a fight. What does playing teeter totter with a tire do?

Shizzo, if you were Kongos coach, what type of workout would you design for him? 60 minutes straight of weighted pushups, followed by 34 minutes of sprints, followed by 23 minutes of lat pulldowns, and finishing off with 17 minutes of upright rows?

He has no clue. Kongo and I have been training since 2008-9. We win some and lose some but I think he's won more than he's lost.

I honestly wonder why Kongo even went to Coach in the first place? A normal MMA training camp offers everything you need to properly prepare for a fight. What does playing teeter totter with a tire do?

We're still negotiating. Probably have a definitive answer Monday. We found another place almost double the size down the street. 3 Lower offices with 1800sqft of warehouse. Upper is about 1000sqft of mezzanine w/conference room. Kitchenette, break room, etc. plenty of room for message, chiropractic, supplement/merchandise or whatever. We actually have until the end of June. Property manager said if the owner doesn't want to negotiate she'll write a letter of recommendation for the new facility.



Average is $299 for small group. 2-4 per group, then we have large group, one on one, athlete development, speed camps, and off site team training (contracted though high schools) Sports message.

I agree, just because you have a university degree it doesn't mean you have common sense.

However, just because you don't have a university degree, it doesn't mean you have common sense, either.

Degree or no degree does not automatically imply common sense. I do not think anyone ever said it did. I know plenty of people with PhD's who have a ton of common sense. I know people with PhDs who have absolutely no common sense. Guess what, I also know people with no college degrees who have no common sense. And I also know other people with no college degrees who have a lot of common sense.

I often find people that don't have college degrees will often use this that line, "People with college degrees don't have common sense." I don't know why they say this. I don't think there has ever been a study that studied the relationship between common sense and whether or not someone has a college degree.  ??? ??? ???

Plus, you'd need to define exactly what "common sense" means. Is it street smarts? Is it the ability to solve real-world problems? Is it social skills? Is it the ability to regulate one's emotions during times of distress? Is it the ability to navigate the intricate relationship between individuality and communal life? Is it the keen ability to address ethical and/or moral situations by taking into consideration one's subjective experience, as well as the subjective experience of the other? Common sense can have varying degrees of meaning. In fact, there are many people who run street gangs who have a lot of common sense when it comes to street smarts. These people are able to solve issues within their gang, address problems, and devise a tier-system that allows them to profit from gang life, i.e., much like how businesses are set up. Its actually quite impressive (only if they can use this to benefit humanity). I'd say you would need a lot of common sense for this. Then again, people in gangs often lack the empathy to subjectively respond to another person, as well as an inability to balance the need between individuality and communal life, both which would need a certain amount of common sense. Furthermore, we need to take into consideration the context of "common sense." Different contexts will illuminate different parts of the self, which may or may not be associated with different degrees of common sense. Shine a light on a diamond  and it will illuminate different facets of the diamond, however, if you change the direction or strength of the light, different facets of the diamond will become illuminated. The self, composed of alternative identities, will respond in the same manner. Different contexts, relationships, and systems will illuminate different strengths or degree of common sense. Thus, most people do not really ever lack common sense (maybe the rare person does).  They just manifest different degrees of common sense based on the context.

The dichotomy between "university smart" and "common sense" are not mutually exclusive. I suspect that both terms are more on a continuum, as opposed to either/or. That is how most things in life are--its hardly ever "youre solely this" or "youre soley that." Its more of a blend of constructs (good or bad, university smart or common sense, happy or sad, etc) that make up each person's personality.

What does this have to do with common sense? I don't get it. If they are taking shots at you, it has more to do with their characters as people, as opposed to common sense.

Clearly, different organizing principles have shaped our words very uniquely. As stated previously, how do we rectify this?

Clearly, a lack of common sense is not solely related to people with university degrees, as it applies to people without college degrees. What do we do with this other set of data? How do we make sense that both people with and without college degrees lack common sense? Is there another reason why people may lack common sense, independent of education? Back in about 2006 I was introduced by a client of mine to a fighter named Dave Roberts. He happened to be Rampages best friend (I didn't know at the time who even rampage was). I started training Dave for a fight where he won and by word of mouth just kinda snowballed from there. I don't really market myself for fighters.
