its a flat roof over a garage... the roof is also a beautiful large balcony\porch. its unsafe it has some shitty rubber rolled roof on it some of the wood is bad
basically i will replace someof the old wood remove or replace whatever is bubbling and make sure nothing is spongy or flexing
and roll a few coats of flex seal over the whole roof im thinking this is the most cost effective n also best fix
yes flat roofs are terrible
its like a 50 x30 roof pretty massive

may work, not sure how that flexseal is gonna hold up to the elements.

GRP on top of some glass fibre matt will work nicely. You have to lay it wet but when it goes off forms a seamless surface and will never, ever leak.

If it's your own house I'd bite the bullet and spend the extra constructing a pitched roof, it pays off in the long run

thanks for the replies for now its going to b a high end rental 2k a month hopefully i know a pitched roof aint cheap at least 20k

I did commercial roofing years ago, we used something similar to a driveway sealant on roofs that had good rubber underneath...forget what it's actually called tho.
You're correct tho...putting up a pitched roof from a flat roof base isn't cheap. I don't think it's 20k but still fairly expensive.
