Kudos to you for having a positive attitude, I don't think I'd be as level headed as you in the same situation.

You got scammed. A woman moved from her house down the block from where I live. She rented the house out to a family and we later learned she only wanted cash as payment. They were there for almost a year when the bank arrived with the sheriff and asked the family what they were doing there? It turns out the woman lost the house in a foreclosure but rented the empty house to this family from Peru. Sounds like your situation. They were collecting rent on a property that was being foreclosed on not paying the bank but keeping the money. I wonder if your clients will sue you for the money they paid? What a mess.

That does sound similar. As far as our clients, we were able to move most of our general clientele to another fitness facility closer to their homes and the ones that didn’t want to go because of paying the additional gym membership fee, were accepting of our online coaching programs (about 35-40 went online) and a few we lost. So as far as getting sued wasn’t even a possibility. Now, if it were our athletes coming from out of town for combine prep, off-season or NFL athletes coming to us for off-season then we might be in trouble especially if they already paid us for additional housing, medical, training, etc.
Between the months of January-July we figured we lost somewhere between $250-$400k in future receipts. A huge hit.

Thank you, not worried at all. The day I found out my moods went from fear, then as the days went on, rage to the point that I told the owners that if they come in in the complex while I'm there, they better bring a cop and an attorney that the better choice would be cop. It's been a few weeks now, and even though I'm still pissed about the way it was handled, it's time to get over it and move on.

We sold most of our equipment and now that things have calmed down a bit, I'm working more from home giving me time to build our online coaching platform. Financially, we're in a good place. We were smart enough with business to always and a plan B and if needed a plan C. We have some investments, saved money, etc.
Now, I spend my days (like I said) building our online stuff. I go to different gyms videoing content for our social media platforms, started a new Youtube channel, vlogs, FB and IG lives, etc. This is also giving myself and my wife to finally spend some quality time together. We're going on 11 years of marriage, I haven't been on vacation in 9 years. FINALLY going to spend Christmas in Hawaii and then next July going to Guam for about two weeks (wife is Chamorro) Not having a big overhead is nice as well. We had a 12 month exit stragity, it just happened 11 months 2 weeks sooner...lol

Thank you, admittedly, I had to change my attitude quick and think ahead. If you don't have a plan and a positive outlook, you'll drive yourself and everyone around you crazy. Adjust and overcome. Plus, as a coach, I couldn't let my kids see me with a negative attitude.

Ok, I watched the video. It seems as though you already negotiated a two week extension on your lease with the property owner. With it being a sports facility, which would be a specialized tenant and would maybe take some time to get a new lessee, why not try and keep renting the space you occupy now on a month to month basis until you find a new facility similar to what you had? I’m not so sure some professional athletes would want to come to a gym to train if there’s not enough space to do what you were doing at the current facility. Just food for thought. If you go month to month with the landlord, they may bite on that because some money now is better than nothing.

My Dear Fabulously Muscled Coach, is this from the same owner that offered you a "third" partnership?
Our facilities we lease are within a 120,000sqft sports complex. We least approximately 15,000sqft including our offices, our medical offices and turf fields. Last week we were approached by the owner to become a third partner in the complex. The complex offers 4 turf fields, 11 full basketball courts and 14 volleyball courts a fitness facility and then our strength and conditioning facility.
The partnership will include the exclusive training rights to a club basketball company with over 200 members + out of state and country members ranging from 12 to NBA, club Volleyball with over 100 members from youth to pro court and pro beach and exclusive rights to all members from fitness to athletes along with taking over total management for the fitness facility. The complex itself ranges from 2000 to 8000 per week depending on tournament play. Anyone and I mean anyone who comes through the doors for personal training or athlete development belongs to us (MPF). Over the course of the year the complex gets in over 500k people.
Bottom line, within 6 years we went from training in a fitness facility to opening two smaller facilities to this. We (MPF) have the opportunity to become one of the biggest private athlete development facilities in the
country. Poverty in America my ass. Think big.
Two concerns, Coach, assuming you haven't yet accepted the offer:
First, Timeo Danaos et dona ferentes – with respect to an owner seeking a third partner, and all that.
Second, Tabula in naufragio – with respect to the above.

It's a figure of speech, "the plank or wood in a shipwreck." It's a desperate move by someone to find an object by which to stay afloat and not drown. In this case, I imagine that the owner who approached Coach was looking for a way to keep his business afloat, and so offered him a third partnership. However, had Coach accepted the offer, he would have also taken on the owner's and other partner's business indebtedness and liabilities, thereby putting himself in the position to go down with the the now-failed complex. Hopefully, due diligence would have revealed the liabilities in advance, but who knows?
In any case, it's always prudent to 'beware the Greeks bearing gifts' (Timeo Danaos et dona ferentes).

I can't remember the timeline, but it wasn't too long after that the electricity in the complex was turned off the first time and they were asking for lease payments way ahead of the due date to come up with $16k for past due payments + deposit. Red flag...obviosly.

We had a gym for 46 years but discovered too late that what we could and should have done long ago
was purchase a suitable premise paying interest only. After 20 or more years the property should be worth
more and that is what you end up with if you retire. We didn't know that property could be bought that way.
Trust in God, but tie your camel!
