The hoa rules are in place to keep the place from running down due to neglect or all around shit bag, ghetto attitudes. It actually helps the property hold value especially if you plan on renting it out. Hoa takes care of common ground landscaping, trash and snow removal and maintenance of the pool. Also prevents retard from painting their house pink or some other shit color that will be an eyesore. They also are the parking police when some random tries to park in your reserved spot.

hoa rules prevent u to selling or renting to whomever you wish, u r also prone to costly assesments

its not so much is the HOA strict, how are the HOA fees year to year? is the HOA in good standing? reserves? board members live and do the HOA or is it a seperate HOA management company?
HOA can make or break a condo - they are involved so get used to it

Condos go to shit when the economy goes down. Nobody to pay the HOA fees when they mass repo or die off, then you have a whole collection of properties that need updates with nobody to pay them.

They serve their purpose of keeping the rif raf out.
But sometimes it's a bit much.
Here is Nevada, there's an HOA in Henderson {I believe}, that only allows you to leave your garage door open just long enough for you to pull your car in. Then you have like 10 min to shut it. Something crazy like that.

The kind of tenants that you want to rent to (stable) will appreciate the strict HOA rules. Mainly because they want to live around other like minded and behaved people. Sure sometimes the HOA can go a little overboard but it comes with the territory. It's also nice not to have to worry about the exterior of the property (less headaches for the owner), there is plenty of stuff to break and need maintenance inside the unit. Unless of course you enjoy spending your free time at your rental property doing repairs.
