A buddy of mine bought a farm out in the sticks. When he bought it, there was an old lady and her granddaughter living there. He told them that they could stay there for a bit, until he got the place fixed up. He even paid the power bill. These bitches didn't even have running water, they had a well/pump which they would get water from, and use that for bathing, drinking, and to flush the toilet. He got them water hooked up, started fixing the house, and after about 8 months told them they needed to find somewhere else(after he told them to start looking when he bought it). He said the lady turned real shitty, and told him shed call her lawyer, and shed dig in like a tick and that he's never gonna make her leave. Long story short, he had to get her evicted. People suck.

In MD they have "30 day resident", people who are 30 day residents have to be evicted.
So what happens, is that if two people are dating, and one doesn't pay rent, but has been living there for 30 days or more,  if they break up, the person who owns or pays rent has to file an eviction.

This also goes for restraining orders---people try to use them as a backdoor way of eviction, but due to there being two types of restraining orders---people get pissed off that they cannot evict their significant others, or room mates without going the correct route, which is filing thru the clerks office.

Yeah one key thing that you omitted was the fact that the possession needs to be "hostile."  So if you rent a place to someone for 20 years or whatever the statutory period, that party doesn't have any sort of squatter rights because their possession during those 20 years wasn't adverse. They might be aholes and you might need to get them evicted if they don't want to leave, but they have no claim to title whatsoever.

actually, a house on my block was being 'squatted in' by the guy the owners paid to paint and fix it up.  He did - it looked great - then he kept living there for about 6 weeks haha.  One day, we saw a uhaul truck pull up.  family car right behind.  They were renting.  They walked to front door and had a nice screaming match with the squatter/handyman.  He loaded up 2 armfuls of shit, moved his mattress and small TV out, and got outta there within abuot 3 minutes haha.
