Vince G, CSN MFT, how's the home holding up?
« on: November 24, 2019, 02:07:29 PM »
A while back, I remember you showing us this wonderful video of Clayton homes. What craftsmanship! Engineered by nothing but the best (practically all white American males, southern folk etc) and delivered right to your lot of owned or leased land. It seemed like your home was being put together by proud American men for a great American man.

How are things holding up? Give us an update as to whether you still see this as a great investment? Has anything given you trouble structurally? What upgrades have you made?

Going on 2 yrs.  No major issues.  Deer ripped of a window panel I had to replace, have to do some digging in line with the home settling.  Never stained the deck and decided to let it get weathered in.  Everything else is fine....will have it paid off earlier than expected within 2 more years as I've been able to put away 30k

Those places don't, eventually they scrap them once they become too old. (A guy I know owns a park here locally).
All the older shit places get mowed over and scrapped like a tuna can. But the owners are usually gone, dead, too old anyways.
Then they bring in new ones to update the park and sell to new-owners coming in.

I've lived in manufactured homes for 16 years....Both on acreage. Both  appreciated in value. The one I currently own is on 8 wooded acres and has gone up in value 20-30 thousand bucks in 7 years. I'm 3 miles from the Gila National Forrest. It ain't bad.

Clayton Homes are well constructed.

Manufactured homes have come a long way in the last 20 years.

Definitely but you still have to do your research.   Even though I wanted a 3 bedroom, once I saw the Clayton Eclipse 60, I knew it was the one I wanted

'thanks
but I'm in great shape.  It's just that I've been  simply more concerned with overall finances, health and lifestyle than worrying about 6 packs and 2% Bodyfat  I still train 4 days a week, bike through the city, play basketball,etc....but I do it for enjoyment.  I have a couple of health issues before with are minor but they have kept me from actively going back to competing in the past.  However, this year may be different.   Health issues have cleared up, finances are in order as I have a little over 50k in the bank.  But if not,  I'm going to just live life, make youtube videos and keep doing my thing. You lay a vapor barrier for the crawl space? Cuts down on humidity levels inside and reduces energy usage.

I paid 50k for the trailer.  It doesn't come with land.  There are other things that haven't been paid.  This is from 2019...lot has changed.  Do you know that you can makea lot of money if you own a medical company during a psndemic

you got the trailer in spring of 2018- then were asked how its going, in november of 2019
 you said this

so 2 years later after moving in you say that  within 2 more additional years you expect to pay it off.

then you say this this

on june 19th this year

No they don't appreciate in value, the land is rented. It's no different than a car, it's a deprecating asset.

With this odd housing thing going on, my ma sold the single-wide she was in for 155K.
She bought it in 2005 for 105K. She actually made 50K on this tuna can.

Normally these are towed away and scrapped. Even in this odd market those can pull a profit.. We were shocked...
