Most of the stores you listed cant stay in business because the leases, operating costs, and expenses are so high that they cant charge enough for what they are selling to remain in business.

The majority of landlords will work with the merchants as the company's leases expire. A Mall or Strip Center does not want store closing signs and empty space. A lot of the smaller companies pay a percentage sales for rent. As far as Anchor stores in Malls, they own that part of the Mall. So closing would be difficult.
