Its not the home...its where its at. There are mobile homes in Malibu, CA that are selling for 4 million easy. You also have to realize that if you demolish or move a home for new construction, you'll end up with a whole new set of regulations to the point where its simply not worth it. That's why these mobile homes get renovated. Most of the time, its not the case but a lot of these mobile homes are being given away for free if you haul them off which is why there's a big boom on renovating them for profit. Roofs usually need to be replaced so they will raise it up to 10 feet, strip it to the bones, and put it back together. That's what I want to do in a few years and then set up a mobile home rental park for low income housing. Other people are getting really slick....they'll take a busted up mobile home, fix it up with the cheapest shit just to past inspection, put bunk beds in each room and rent it out to sex offenders for 500-700 bucks a head...all of which is paid for by the state because they are limited to where they can stay. That's 2800 bucks a month in rent and its not like they can easily move.
