Mower turned to jesus and will not be back unless he requires another reinvention.  He's a lost soul who has found a home.  Good luck to him.

1.5 million for a 14 unit complex, that is a dump. Condo's alone go for that.

Condo's also go for 300K....commercial property is different than residential, location, and details I dont know.....

You're assuming you know what you're talking about.....you dont.

You're saying he bought into a 14 rental building or he bought the building?  If it was 1.5M for the whole building that does sound like a bit of a dump.

you got that right.

Not in Long Beach. Should actually be a pretty nice building.

What do you know about commercial real estate, which in this case, it is?

I am in real estate and have dealt with properties in Long Beach.  A 14 unit complex for $1.5 million is an average unit value of under $110,000 per apartment.  Long Beach has undergone a decade long gentrification, and you could not possibly get an apartment (1 BR) there for under $110,000 unless it was in one of the parts of the Long Beach that is still a combat zone.  Now, tell me if I'm lying Bob.

Actually, in various places, you can get a 14 unit complex for around that much. It is all relevant. May not be in the best part of town, but you can find many deals out there, especially in the climate you have now.

Have to agree....plus to even buy a $1.5 million commercial property would need about 20% ($300k) cash...plus the bank would want to see substantial cash reserves to support it...

Are you sure, Bob?....Unless of course his wifes father paid for it, right Bob?

Commercial real estate is a completely different story....as rents are going up because less people are buying and more are renting, residential drops....but commercial will go up, as commercial real estate is valued by the income it produces, not how nice the drapes are.

The 'climate' for commercial is strong right now

I love ya Ron, but you're out of your element here.  $110,000 will not get you anything inhabitable in Long Beach.  If you think I'm full of shit, do some homework.  Tom "Advilboy" Prince is either lying (as usual), or he owns a crack den in a warzone.  Take your pic.

after what Tom prince went thru, I give him a lot of credit for realizing that Pro bodybuilding is not everything.

TP had his moments for sure.
However, I think if he hadn't gone through his personal experience, he would still be 312lb TP with the most gargantuan hammies ever...and still a dick to the non-pros.
The guy could write some great posts when he wanted though. :)
