Wrong again....as usual The current rule which excludes taxes on the first 250k in net profit for individuals and 500k for couples for primary residences still applies

correct. if its your primary residence this Obama tax is a great problem to have. however if you have a rental property you want to unload and you barely manage to eek out a profit on the sale, those exclusions do not apply and you have to pay the tax. so thats kind of bullshit but a lot of people make a real big deal out of nothing. its not that bad of a tax. but remember. no single tax is ever going to be increased by a large amount. government bleeds you slowly. it's never one big wound. it's a lot of little ones over a long period of time.

the exclusion of the first 250k profit for single or 500k for couple only ever applied to primary residecnce in the example you gave, if you sell a rental and make a small profit you have the normal capital gains tax and you would only be subject to the addtional tax if you AGI > 200k
