I know one dude here in Vancouver, invested 50% with another dude on a rental property... he went nuts having to show up there 2 to 3 times a week for plumbing/electrical issues.  The dude he invested with moved to Vancouver Island, and so my friend was left to handle everything!!!
He calculated he ended up loosing money...
