look at a place like metroflex...

small industrial space (low rent), what looks like 2nd hand equipment, owner works the majority of the hours by himself.

The gym I own isn't hardcore but it's not a fancy place either (no aerobics, no TV's, industrial space, used equipment, work most of the hours myself) About the only thing needed to make it "hardcore" would be less cardio and heavier dumbbells and more benches.

Luckily I live in an area where people aren't into flashy things or franchises businesses (even the local McDonald's actually went out of business-people support the smaller cafes here etc).

So long as a gym is clean and the equipment works people will come to it. price and convenience is the main issue for people.

Where the hell do you live, bro?

I live in australia in an alternative area of sydney. there are 50 thai restaurants on the one street near here plus african, nepalese, peruvian etc

most aussies love mcdonalds everywhere else...

ok guys just for fuks sake lets say is 150 million---you take the cash at roughly 85 million...pay your 40 % puts you at somewhere near 50 million cash...The interest alone would allow you to  run the fucking thing into the ground and still never see red...

Well mine would have to be a "club" rather then gym because i wouldn't want a bunch of soccer moms and old men doin aerobics in my place, 18-20 can join but must either play a sport, powerlift or amateur/pro BB. At age 20 you could gain full membership and must attend a specified number of days per quarter year or your membership could be revoked. Also to join you must be approved by selection of members that way ass clowns wont get in.

Was a memeber at 2 dungeons...

1 in NY, Brookhaven Long Island...Hardcore Gym....it was the basement of a strip club. No foo foo equipment, no AC, paint coming off the walls, chalk all over....

2nd was Paramount gym in Miami. Just a big warehouse, with industrial fans trying to keep it cool. There may have been a handful of females there, either competitors themselves, with their boyfriends or to be trained by the owner, who was a monster himself...

They would take machines into the parking lot and spot weld additional posts on the machines like leg press and calf raise so more weight could be added...

God I miss that place....
