Vince, save your money. Put a down a nice down payment and unless you plan on living in the same place for the rest of your LIFE, get into a home that will bring you an investment (equity). You’re smarter than this.


Coach, I have no reason to spend over 200,000 for a home I will not have a need or use for...not to mention having to work for the rest of my life just to pay for that empty house.....what does a single man such as myself need with a 4 bedroom home???  Why should I take out a 200k loan just to get 4% interest???   Why do you think that I'm not smart for deciding to live within my means???



The home I bought is not only a great value but is designed to be easily remodeled and fixed up for pennies....thus giving my value for as long as I wish.   I feel more comfortable with a 50k loan than a 200k loan.  It may not be your cup of tea but its mine.   They are a lot better than you think

Vince, I didn’t say to buy a $200k home. I simply stated what you could technically afford based on your income. What I am saying is buy something that will bring you value in the long run. Something that if you wanted to sell in 25-30 years you can use the equity as part of your retirement if that’s what you choose. But, if you’re happy with your decision then the best of luck.

Why would I want to sell it for???  I already have money for retirement along with an annuity and residual income from my online business. I'm not going to sell it in 25-30 years....I'm going to simply remodel it as the home I bought is a modular singlewide.   Its a home to live in and I see no point in working myself to the bone for the rest of my life just to have something that I don't want.


As far as you thinking of it as something that is disposable after a few years...let me show you something.

Ok, talked to the contractor today on prepping the ground for the trailer.  Its going to run 1500 bucks for the cement work and gravel.   Duke Energy is going to hit me with about 500 bucks for the power pole.   Still have to figure out how I want the deck but I'm going to have a pretty large one.   Overall, everything is going to plan except that I just found out that as great of a location I have....there is no established cable services.  I'm going to check with Frontier but it looks like I'll have to either go with HughesNet or likely just get a Verizon Jetpack for service.  Still worth it as its all about location for me

I paid for the land but it has a management fee on it...195.00 a month.  The other property I have is all wooded area (investment property)....would cost way too much to clear and set up.   I can grow a garden if I want but it will likely be in pots if I was to do something.  


Even without DSL or cable internet, it gets a good 4G cell phone signal so I'll just use a Samsung DEX device.  I'll get Dish or Direct TV to cover my entertainment needs likely although I am also considering HughesNet Gen 5.  I'm checking with my currect provider ATT as to what I use each month.  But iy doesnt matter.....its all about the location
