Sounds like someone was too broke to have a down payment and has remortgaged every time they rack their visa up trying to live a life of keeping up with the jones's - can you say pathetic. If you're in your mid 50's and have a mortgage you've done something very wrong. Books are not your enemies, read em, get a good job.

Bummer. Did you buy or refinance recently? I refinanced a year ago to cover the expense of the remodel. My mortgage is 1/4 what yours is. Taxes are just over $500 a month. Insurance runs about $100. I elected to pay my mortgage every two weeks which lowers the overall interest and therefore provides an earlier payoff date.

IMO there's nothing wrong with having a mortgage at any age if you can afford it without cutting into your other expenses. Reverse mortgages are a bad decision, unless you need to take money out of your property to get by. I don't believe banks are as likely to let borrowers over leverage their homes as they were before the real estate crash of 2008. Even though I recently refinanced, I still have a little over $200 K in equity.

Mortgage is relative I suppose. I have a friend who pays $14,500 a month for rent of a penthouse in Newport Beach Ca. Kills me that he spends with his car leases 20K a month on things he will never own but he doesn't care. He has money to burn and has more than enough to do what he wants. For me, a guy who watched his pennies for years to retire, it is hard to come to grips with but at the end of the day, it depends on peoples annual income.

about right on a $700k $900k place - add in taxes/insurance and boom that is normal in the OC - nothing out of the ordinary

hence why a nice patio homes in AZ can be $1500-$2000 with Taxes/insurance and HOA. total! (we are talking retirement here) aka downsized no need for a larg home with mulitple bedrooms

fyi i am a mortgage broker in only AZ and CA - home affordability index - is sky high in CA.

True, we looked at California hard, southern Ca for the warm weather low humidity, outdoor activity, beaches etc.. but State Taxes and just the ridiculous cost of housing kept slapping us in the face to the point we decided on the poor mans California, Florida

So we decided on a home in a gated community golf course just outside of Tampa but within 30 min of downtown and 25 min to the airport. We'll be signing the paperwork tomorrow and will be moving the middle of next month

This one is just over 3,000 sq ft. It's about 300 sq ft larger than our current place

I was willing to go down to 1400 sq ft but this one just happens to be that big. So I wont be selling my drums and den furniture.

I think various factors have to be taken into account in order to properly answer the question.

Do you own the property (no mortgage, completely paid off) where you will reside in?

What are the property taxes per year in said area? I know of areas in the Northeast that sport $30-$40K in taxes/year, which will eat away at that imaginary $8k/month figure.

Do you own the vehicles you have on site?

Do you have HOA fees?

If all else the same and you have very low monthly costs of living, I think I would do somewhere warm, as close to tropical as possible, with proximity to the water.

Bet you're excited. It's fun to anticipate new digs. My parents moved a lot because they were sort of flipping houses and living in them during the process. As soon as they'd pick a new place, I'd get busy planning how the furniture should be laid out. Haven't move much in the last 45 years. -Been in my current home for 20 years.

Even though I remodeled and did a ton of other upgrades over the years so the place is nearly perfect, I fantasize buying a new smaller place that's less work and expense to maintain. Just this morning, I was shopping/looking on-line at homes in Charbonneau, OR. It's also a golf course oriented community, like were you're moving. The living room dining room and master bedroom overlook the golf course. It's like having an enormous yard that you don't need to mow. The decor is stuck in the 70's and  it needs refreshing. Aren't property taxes in New Jersey the highest in the country? Paying $40,000 in property taxes would require me to get a job or two. No thanks. I'm thankful that mine are currently about $6,000 a year. Problem is, they can increase by as much as 6% annually according to Oregon law. Voter approved special assessments are additional.

Its a pros and con thing. Excited about getting out of an area with very little to do and moving to an area with a lot of possibilities. But we just moved 15 months ago and the pain in the ass of it all is still fresh.

This is pretty funny/pathetic if my goal had been to make money on this place, which it never has been. Every repair, upgrade and remodel has been top of the line, not 'builder's special'. This is my home not some flip. Paid $214K in 1998. Current bank appraisal is $525K. Estimated sales price between $537K and $590K. Laugh if you want, I could care less. While you're busy laughing, I'm enjoying the home I made and the fact that it's worth more than I have in it. Also, even during the crash of 2008, this place was never "underwater".
