Based on market value i'd rent it out at around 3500 a month if it were mine.

I have no idea what the market is like in BFE Montana.

Rural properties are hard to mark up.

It's nice, but a very cheap build.

Last time it was listed in 2017, it sold for $829,000. It shows a big jump in estimated value now, but I'm not sure if it's from improvements, etc..... or just a guess.

Just looking around in the general area it seems most properties have gained insane value.

I know my two rentals in NM have gained nearly 50% value in two years.

That's pretty crazy. Good thing my property taxes are almost nothing.

That area of Montana (Whitefish) is VERY expensive, I think.  I used to look at Western Montana as a great place to move but the real estate values have exploded.

Areas if regional and with local strong industry (like agriculture and mining) will be fine.

It’s the areas that exploded which don’t have local industry that I’m unsure whether its safe medium term.

2022 is gunna hurt a lot so I guess we’ll find out.

If I can scrape enough together I’m hoping to buy some land in an agricultural regional town.
