I don't think he would've been considered "average at best" back then. I'd say most women would have him at a 7-8. No Homo! I don't think he had to rape or even cared about it much. The kill was the ultimate thrill for him.
Main thing is that he played on sympathies with some (the fake cast thing), was outgoing, charming, intelligent, and knew how to manipulate people to get what he wanted.. Based on the serial killer docs I've seen he neither preyed on prostitutes/gays or hid. He just did his deeds, and somehow put on a smiling face to blend in and seem like a normal dude with goals and ambitions,
