The whole thing was a train wreck. We stayed until about half way through the 4th.

   Amen to that.
  I buy the roasted almonds from Costco (Kirkland) and I can sit in front of the idiot box and damn near polish off the whole thing if I'm not carefull.

I'm in the process of looking, time to make a move IMO...definitely a buyers market. Plus it's just time, need to own.

Anyway, point of all this, my credit is not perfect, I'd call it medium....I'm in the low 600's. I don't have any delinquent accounts or anything like that, I do have some credit cards that if I pay them down to below 40% of the credit limit it should jump my score up a bit...at least that's my understanding.

What do you guys think? Impossible to get a home loan right now unless your credit is perfect? Any thoughts?

I don't think it's impossible. But with a credit score in the 600's you'll need a chunk of money to put down.

my bro just bought a home he has no credit really got the seller to pay closing costs...but wasn't real flexible on negotiating the price of the home.

Yes.  It's not easy even with excellent credit.  Here in Florida the average downpayment expected by the bank is 35%.

About 2 years ago I decided to buy my first home but at the time it looked like I was going to be moving to either NY or TX so I held off. Point being, being self-employed made things a lot tougher when it came to the loan. Now with the wonderful world of credit being that much more strict, I'm wondering if it's even going to be possible at this time. We'll see.

Try going FHA if possible.  Most of the clients I have generally go FHA, the lending restrictiosn have loosened up some.  Also a good mortgage broker or lender can tell you what you may need to settle or not worry about paying.  Big thing is to pay down as much of your debt and try not to accrue any more or open any new lines of credit as this can throw your ratios off.  I lost a lot of clients due to the collapse of sub prime.  Now it's hard to find any one to show houses too.  Off the last 50 houses i've shown, I would say 40 have been foreclosures.  Also, if you are looking REO, Foreclosure the price is generally not very negotiable.  Your best bet is to see if they will cover closing costs (especially since they generally already have a title search done and use their own resources) as well as lobby for a good home warranty.  Especially one that covers roofing, etc.  Obviously get a home inspection.

came down with a freakin virus and I am ill as can be...I was training and eating like a mad dawg...was
getting ready to start my "supps" after the new year and was up to 260 I don't even want to jump on the scale as my throat has been killing me and can't eat much but soup and protein shakes which sounds gross.  I will fight it though.
