I live in Sylva.  There's practically no crime in this area.  You can even leave your doors unlocked if you wanted to.  Its a pretty sleepy area

Yea, Real Estate really has hit rock bottom.  Its actually in a building that was built 3 years ago but the meltdown pretty much left it empty.  I already have all the equipment in storage, I would just need to paint the inside and have the carpet steam cleaned at most.

Group Training is the best to make a lot of money in fitness.  Its easier to get 10-20 people in a class to pay 5-10 bucks bucks a head on a consistant basis than to have one person pay 70-100 dollars for a session.  Not only that, you can schedule it at a particular time to continue to train private clients

How do you think Coach makes all that money??  He trains groups of people at a time and in California, you can charge a pretty penny.  I may disagree with him on a lot of things but I do pay close attention to some of the things he does.

Trainers would work on a commission basis.  I already have all of my equipment and supplements since I've been selling it for over 10 years.  I'll just take what I need and that's it although I need very little equipment.  I don't need to worry about BB.com because people get instant gratification buying directly from the shop rather than paying shipping fees and waiting a week to get it.  And no, I'm not going to make it into a gym....don't want to spend my time being some salesman.

No business is an easy as cake but if you plan ahead, you can save yourself a lot of headaches

I know its a gimmick which is why I'm not going to do any of the training.  I intend on having instructors come in and do the training for commission and get a cut of the revenue.  People seem to like it in this area so why not take advantage of some easy money.

2-3000 would be plenty for anything perhaps a little more if you include a 25-30yrd track. I have an 800 sqft warehouse that I train my athletes out of plus another facility where my general clientele is trained. My 800sq ft I pull in over 100k and my total over head is about $1300. The gym is fully equipped and is not far from a 24hr or LA Fitness. Trust me when i say gyms like that, Golds franchises included are in finacial hardship. Big gyms and their business models dont work anymore.

Wah, Wah, Wah.....stop crying you big baby.  You're the one who decided to step into my thread and talk shit and in fact you don't even know what you're talking about.  Mega-Gyms are going the way of the dinosaur.  People are tired of signing 3 year contracts and not getting any help in the gym without paying a personal trainer making their fitness goals impossible to accomplish.  Gyms count on people signing up, working out for a few days, getting fustrated and leaving....still having to pay the remaining 3 years on their contract.

I want to run a facility that gets results and I don't want to spend all my time selling gym memberships.  I want people to come in anytime they want and get the help they need.  That's why I became a personal trainer for and that's why I'm opening a PT Studio.  Now buzz off.

I know that mega gyms offer that, but most gyms will offer month to month or year to year. So, are you trying to open up a Gym like Andy had in Mauldin, S.C.?  ??? If so, then he did pretty good, but i believe he threw his $$$$ away on hookers, new cell phones, cars he could not afford and coke.  :-\ Power hours was a great gym, but i have no clue how big Sylva, N.C. is and you seem to be going for people who are 70...maybe you could teach a Geriatric class. I am sure they make $$$$ too.

Actually I would have an elderly fitness class.  There are a number of retirees in the area with a lot of disposable income.  Its a matter of demographics and common sense to cater to them as well.  There's still a market for one on one personal training but the current trend is in group training.  People want personalized training at a low price and group training somewhat allows that. 
 
There's already 2 gyms in Sylva and they are doing very horribly to say the least, the largest one is currently in foreclosure and they are a few months away from being evicted.  People have simply gotten tired of the same old "sign this contract and don't bother me again" type business.  So I'm not going to go down the same road

I had one in Greenville, dipshit.  All of my equipment is in a storage building that I pay 30 bucks a month for.  The reason I haven't opened one here is because I've concentrated more on my online businesses.

Actually, its increased a great deal ever since I started selling pools, spas, and water ionizer kits.  My Alexa ranking for Caliber Fitness Solutions is at now at 527,000 with 2 other sites of mine under 1 million.  However, you can never make enough money these days.

Why step back into brick and mortar? On-line business declining?

My web/graphic design biz is virtual and we're thinking about getting back into a brick and mortar. Many potential and current clients say it adds a sense of legitimacy to the biz.

We're looking at $350.00/mo for about the same sq/ft, plus it's centrally located in the downtown biz district here.  If it will help garner more clients, it's worth the small expense. $350.00 is peanuts.

So, you've never had anyone complain, yell or scream at the staff at your gym, Basile????.... ::)  That's exactly what this person did after he decided to play "Mr Fix-It" on his exercise bike.  I could have sent him a new bolt and fastening via Priority Mail and he could have been back up and running in 2 days.  Instead, he strips the bolt causing the entire assembly to be replaced.  After speaking with him, I contacted Sunny and they shipped out a brand new assembly to him and I paid the shipping on top of that. 

The trademark of a good business is not having any problems but taking care of them when they arise.  He was just a very unique person with a serious anger management issue.

I've had clients complain about me overcharging them for free service, believe it or not. Wouldn't be surprised their complaint is registered with the BBB or something of that nature.

Why anyone would hire a personal trainer these days is either old or just wants to throw $$$$ away. three year contracts?? I know that mega gyms offer that, but most gyms will offer month to month or year to year. So, are you trying to open up a Gym like Andy had in Mauldin, S.C.?  ??? If so, then he did pretty good, but i believe he threw his $$$$ away on hookers, new cell phones, cars he could not afford and coke.  :-\ Power hours was a great gym, but i have no clue how big Sylva, N.C. is and you seem to be going for people who are 70...maybe you could teach a Geriatric class. I am sure they make $$$$ too.

The problem is the big commercial gyms are losing money with these stupid $19mo memberships and lower and the equipment is catered to towards bodybuilding than actual fitness with all of the machines, it's been the same model for 30 years and these gyms haven't evolved with the times. 24hr, Ballys, LA Fitness, Golds are all getting killed by smaller gyms. I guaranty I can open a 1500-2000 sqft gym that actually gets results out of my clients and can turn twice the profit of anyone of those commercial gyms. use to be 24hr was opening a gym a month now it's two a year if that and it's not because of the economy.

Square footage is for the training space, doesn't count the bathrooms.  I don't intend on having showers..just a changing room and bathrooms.  Because its a PT studio, people are going to go home after their workout so there would not be a need for one.

Vince, you're idea of the "real" gym is on it's way to being a thing of the past. have you read any of my posts on here? Why would someone open a $5-10mil facility with 50,000 sq ft and a $300k per month overhead and charge $19mo. when they can spend $400k or less, get results from their clients and make 2-3 times the profit?

To Coach. The gym business is a high investment, low return one. The hours are long and the expenses high. Yes, smaller clubs with a lot of equipment and personal service can work. The trouble there are the long hours. Gym owners burn out if they are in their gyms too long.

Why would they go home after training just cos it's a PT studio? They might want to go shopping, collect their children from school, go to church. So that still leaves 800sq foot for a reception area, two changing rooms (cos not everyone is bi, like you) and a decent gym set up, it's too small

Its a business, not some prestige status.  I'm not the one that's sour but its you in fact because you're bitter that you realize that your ideas are out of date and no longer relevant.  

As far as amenities are concerned, its PT studio, designed to get people in shape for a low price.  There will be a small lounge area with a sofa and some books but that's about it.  You can lounge around at your own house and take a shower there as well.

If I have 3 trainers for example training 2-3 people at a time at 50 and each trainer is full for 6-8 hrs thats about 72 clients perday. At 100-150hr PER TRAINER. Thats alot i understand but 2-4000.00 per day not uncommon.

I understand that and you have seen the pics of where i train at, right Coach? I pay $99 a year and the Gold's in this town is in Bankruptcy. I cannot see paying no more than a $100 a year when it comes to buying a Gym membership. I mean, if you are paying over $100, you are throwing your $$$$ away. I have trained at powerhouse's, Gold's, Lifestyles, Bally's, etc,... and it is mostly a meeting place and no real training goes on, sadly. If i have to live out the rest of my days in Georgia, then i would spend about 3k on a home gym. I always hated signing a contract, moving and them still taking $40 out of my account for three months.  >:( Every gym does that and you have to show them proof that you moved 50 miles away from the gym.  ::) ::) I have grown tired of cooperation gyms.

In 400 sq ft (my garage) I have a squat rack w/pullup bar and dips, competition bench press, DB's to 120, flat bench, 90 degree adjustable bench, seated row, pulldown, sleds, tires, GH raise, med balls, trx, jump bands, chains, 3 olympic bars, (1 texas bar, 1 thick bar, 1 regular), blast straps, val slides, preacher bench (that I don't need), bumper plates, 10ft x 2" rope, 50ft x 2" manilla battling ropes, chalk, rice and a white dry erase board to write down our training. And a few more things.

Especially with so many other big gyms nearby in Vegas. He was talking about 40,000 sq ft! Coach's idea of working out of his garage is great if he can do it. He will eventually have to find larger premises.

Goodrum isn't a gym owner. His idea of a PT studio might work if he ever opens one. Those of us who have had gyms for decades know the business has evolved heaps over the last 40 years. I bought my first gym in August 1971 so we have owned versions of it for 40 years. We have changed locations and concepts many times.

Big gyms with modern facilities and equipment are successful in Australia. Small, well-equipped gyms can also be profitable. What happens when you own a small gym is your business will eventually need more space. It isn't easy to know exactly how much space is optimum to make the most profit. What might be profitable this year might not be so in 5 or 10 years. There is a lot of competition today that wasn't around even 10 years or 5 years ago. The market has been cut up into smaller pies every year.

Take Goodrum's small studio. Is he going to install bikes, rowers, treadmills? That is what a lot of people want. Those are expensive machines and they take up space and have to be serviced and maintained.

How many times do I have to tell you that I don't wish to own any gym because I want to spend my time helping people rather than spend my time selling memberships.  And since I sell exercise equipment, there's no issue with obtaining it for my facility however I will not be equipping it with treadmills or other clunky equipment because I simply don't need it to get people in shape.  You can run your facility your way and I'll run mine as I see fit.

No, it will be a combination of resistance training and cardio conditioning...mostly based on my time in ROTC and the military but also with a number of other group training routines.

Melvin will do just about anything to make an easy dollar. When his super PT studio opens there will be heaps of people around Sylva lining up to get in. He will have to sell memberships if he wants to be successful. Maybe he can hire someone else to do that and just sit back and enjoy life?

Vince G CSN MFT PHD will not listen to good advices because he already knows what is best. That is why he lives in a trailer and doesn't even do the housework. No point opening a studio and have to do all that work. Ditto enterring contests and having to train hard to get in shape.

Goodrum will have reverted to his usual bulky, smooth self. He clearly has retired from competitive bodybuilding.

Yea, Real Estate really has hit rock bottom.  Its actually in a building that was built 3 years ago but the meltdown pretty much left it empty.  I already have all the equipment in storage, I would just need to paint the inside and have the carpet steam cleaned at most.
