To Coach. The gym business is a high investment, low return one. The hours are long and the expenses high. Yes, smaller clubs with a lot of equipment and personal service can work. The trouble there are the long hours. Gym owners burn out if they are in their gyms too long.

Square footage is for the training space, doesn't count the bathrooms.  I don't intend on having showers..just a changing room and bathrooms.  Because its a PT studio, people are going to go home after their workout so there would not be a need for one.
Why would they go home after training just cos it's a PT studio? They might want to go shopping, collect their children from school, go to church. So that still leaves 800sq foot for a reception area, two changing rooms (cos not everyone is bi, like you) and a decent gym set up, it's too small

Melvin is the perfect example of sour grapes. He can't afford a real gym so comes up with all those excuses why he doesn't want one. Seems to me he doesn't need a change room. People can come to his ultra modern facility dressed to exercise. No point providing unnecessary ammenities. Goodrum is parsimonious rather than being a cheapskate.

Its a business, not some prestige status.  I'm not the one that's sour but its you in fact because you're bitter that you realize that your ideas are out of date and no longer relevant.  

As far as amenities are concerned, its PT studio, designed to get people in shape for a low price.  There will be a small lounge area with a sofa and some books but that's about it.  You can lounge around at your own house and take a shower there as well.

My web/graphic design biz is virtual and we're thinking about getting back into a brick and mortar. Many potential and current clients say it adds a sense of legitimacy to the biz.

We're looking at $350.00/mo for about the same sq/ft, plus it's centrally located in the downtown biz district here.  If it will help garner more clients, it's worth the small expense. $350.00 is peanuts.
You do realize that your out of pocket will be far greater than 350.00, correct?

If I have 3 trainers for example training 2-3 people at a time at 50 and each trainer is full for 6-8 hrs thats about 72 clients perday. At 100-150hr PER TRAINER. Thats alot i understand but 2-4000.00 per day not uncommon.

I live in Sylva.  There's practically no crime in this area.  You can even leave your doors unlocked if you wanted to.  Its a pretty sleepy area

The problem is the big commercial gyms are losing money with these stupid $19mo memberships and lower and the equipment is catered to towards bodybuilding than actual fitness with all of the machines, it's been the same model for 30 years and these gyms haven't evolved with the times. 24hr, Ballys, LA Fitness, Golds are all getting killed by smaller gyms. I guaranty I can open a 1500-2000 sqft gym that actually gets results out of my clients and can turn twice the profit of anyone of those commercial gyms. use to be 24hr was opening a gym a month now it's two a year if that and it's not because of the economy.

I understand that and you have seen the pics of where i train at, right Coach? I pay $99 a year and the Gold's in this town is in Bankruptcy. I cannot see paying no more than a $100 a year when it comes to buying a Gym membership. I mean, if you are paying over $100, you are throwing your $$$$ away. I have trained at powerhouse's, Gold's, Lifestyles, Bally's, etc,... and it is mostly a meeting place and no real training goes on, sadly. If i have to live out the rest of my days in Georgia, then i would spend about 3k on a home gym. I always hated signing a contract, moving and them still taking $40 out of my account for three months.  >:( Every gym does that and you have to show them proof that you moved 50 miles away from the gym.  ::) ::) I have grown tired of cooperation gyms.

In 400 sq ft (my garage) I have a squat rack w/pullup bar and dips, competition bench press, DB's to 120, flat bench, 90 degree adjustable bench, seated row, pulldown, sleds, tires, GH raise, med balls, trx, jump bands, chains, 3 olympic bars, (1 texas bar, 1 thick bar, 1 regular), blast straps, val slides, preacher bench (that I don't need), bumper plates, 10ft x 2" rope, 50ft x 2" manilla battling ropes, chalk, rice and a white dry erase board to write down our training. And a few more things.

Big Keith knew a lot about the gym business over there and he had a huge club in the pipeline. I honestly couldn't see how what he had planned would be successful. Especially with so many other big gyms nearby in Vegas. He was talking about 40,000 sq ft! Coach's idea of working out of his garage is great if he can do it. He will eventually have to find larger premises.

Goodrum isn't a gym owner. His idea of a PT studio might work if he ever opens one. Those of us who have had gyms for decades know the business has evolved heaps over the last 40 years. I bought my first gym in August 1971 so we have owned versions of it for 40 years. We have changed locations and concepts many times.

Big gyms with modern facilities and equipment are successful in Australia. Small, well-equipped gyms can also be profitable. What happens when you own a small gym is your business will eventually need more space. It isn't easy to know exactly how much space is optimum to make the most profit. What might be profitable this year might not be so in 5 or 10 years. There is a lot of competition today that wasn't around even 10 years or 5 years ago. The market has been cut up into smaller pies every year.

Take Goodrum's small studio. Is he going to install bikes, rowers, treadmills? That is what a lot of people want. Those are expensive machines and they take up space and have to be serviced and maintained.

How many times do I have to tell you that I don't wish to own any gym because I want to spend my time helping people rather than spend my time selling memberships.  And since I sell exercise equipment, there's no issue with obtaining it for my facility however I will not be equipping it with treadmills or other clunky equipment because I simply don't need it to get people in shape.  You can run your facility your way and I'll run mine as I see fit.

No, it will be a combination of resistance training and cardio conditioning...mostly based on my time in ROTC and the military but also with a number of other group training routines.
