If you keep bringing up reality like that, pumpster and vic are going to hold their breaths until they turn blue.

Actually I think he's saying that the proposed price doesn't make an apartment cash-flow viable under 12-13 floors, which wouldn't be realistic.

California real estate pricing has lost all sense of reason.

I agree with that.  I could sell my condo and retire if I wanted to move back to the midwest.

because of today's zoning laws, it would be pretty much impossible to have a business in the location of the old Gold's, and that includes a museum.  You'd need parking, which this lot doesn't have.  That means a business owner would have to buy a nearby building to tear down for parking.

and again, because of parking, set-back requirements and height limitiations, apartments would be unlikely too.  Perhaps you could tear it down and put 6 condos, all selling for a million or two.  Most likely it will just remain a single unit house.

That's why it would take just some small degree of creativity that i haven't seen anywhere here, such as buying the property, selling off Gold's to the highest bidder who would relocate it to a less pricey, more accessible venue. The space could then be redeveloped to maximimze cash flow. The buyer could either be a developer or a 3rd party like Schwarzenegger interested in Gold's, who would subsequently flip the vacated property afterwards.

Glad I could help guys.  ;)
