I teach combat pistol and I am a (shitty) gunsmith. I also build AR15's to spec (which is super easy) for people. I don't charge for my services.

Hey, GB...

Anybody have a small business/ firm/ start up/ side hustle? Either in addition to your regular job or as a go-for-broke opportunity to become a millionaire?

I've been kicking the tires at starting a new business (in a completely different field) for about half a decade. Over the last year, in addition to my day job, I've been doing some freelancing as  media consultation/pr for smaller film projects, bands, fashion and art projects. Not really much additional money, but it was really more about working in a more creative environment since my current 9-5 is the stodgiest, most technical place I've worked in a while.  

Invest in a good rental property.  If it is a decent property in a good location, you will always have tenants.  Screen them carefully and you'll be all set.  Any expenses associated with the property are tax deductible.  ;)

Buy another property when your finances allow.  Repeat.

The thread wasn't really meant to solicit business ideas, just a catch-all for anyone who wanted to talk about this kinda thing, but I have to say, while this might be considered conventional wisdom in most parts of the country, this is somewhat ill-advised for NYC.

Real estate prices in a lot of cities are artificially inflated by asian investment imo.  When the average working couple can't pay off an average mortgage without skipping lunch for 30 years and the interest repayments alone approach rental income, it's time to extend a middle finger to the whole shitshow.

This all ties in to my Dead Parents Theory of Home Ownership Because The Math Doesn't Work Otherwise, but I'll spare you.  People who advise existing in a leveraged state never had a fat kid jump on the other side of the teeter-totter.

I own my own small hardcore training facility. Best decision I ever made leaving all the box gyms and going out on my own. Everything a fat and happy weightlifter needs. We also accommodate bodybuilders, gym rats, some strongman and some fitness hotties :)
