As ya may know, my family was in the mobile home park pro mgmt business back before the hurricanes kicked the shit out of FL.  Of course you had the trash, the junkies, the mentally unstable, the lazy... but you also had just plain ol' really cheap old people.  I mean, some of these people were worth $1M+ ... some worth far more... and they chose to live in a place where you can't drop a deuce without everyone in the house hearing it.

They like the community aspect, and being able to control stuff.  You can't control what happens in a 1000+ unit apartment complex.  but you CAN control things in a small member community.  I think that's what they liked.  Also, many chose it as a winter place - they had a nice house up north and a small trailer here.  They spent most of their winter days outdoors anyway - biking, flea markets, gardening, all that old people mentally calming stuff.

I couldn't imagine anyone choosing to live there when for the same money they could get a decent apartment.

good point.  I didn't think of the kansas inbreeding type. 

luckily when the housing market collapses in Oct 2007, they can move into a nice 2500+ sq ft home for $800 a month.

bush will end the war a month before the election to cut the dems off at the knees for the nov 2008 election.  Pentagon already slipped that out a few months back.  

the moment the war ends, the DOW will drop (post war hit is always gonna happen).  fed moves rates - has to choose to demolish the market or kill housing - and they figure we can recover from housing hit (since every home in overvalued anyway with no demand for monster supply).  I saw this 2 years ago and sold all my property/mobile home share before the hit came, then it did.  and the big one is coming.  DOW dropped 400 the other day just because word came out that housing was doing bad.  Wait til it does really bad - and you have 200k military men with nothing to do - and we get the iraq bill - it's gonna be ugly here.  This nice high DOW everyone has been enjoying is falsely inflated to profiteer from the war.  But that isn't sustainable, and the drivers are going to quietly unbuckle and hit the road rolling before the rest of us go off the cliff.  Cheers :)

joe, it hasn't come near hitting rock bottom yet.  Everyone bought a second home - or a house beyond their means - then variable rates were sexy following 9/11.  Suddenly, we're back to normal rates and gas/production costs are high, and guess what?  Many are wanting to sell.  Lenders aren't loaning anymore (you saw thurs news about creditors shaky housing market fears, right?) and you have a lot of sellers with bills too high, and few buyers. 

gonna be lots of bankruptcies next year.  And large firms will clean up, buying houses at lowball rates.  Of course it will recover, we're the US of fvcking A.  We are covering our bets by slicing up the mid east pie, so don't worry about long term.  I'm talking next 3 years.

hey, don't stress it though, dude.  There are always highs and lows, ebbs and flows.  The USA always comes out on top, and we definitely will this time.  Everyone did really well from 2002 until 2006.  That was the 'get rich' time for smart folks.  When the war ends, there will be a hit, but we'll recover.  A dem will likely take the white house, and we'll have 4 to 8 years of domestic recovery (reunite this place and fix up our country) before we find another world threat to stop/pilfer :)  history has always been like this.  WWII, korea, vietnam, s.america, and now middle east.  We attack a country, bring stability and a few bucks to our pockets, then use it to fix up the USA for 10 years.  Then we go back to war for another 5 or 10.  it's cyclical, and the reason we're a superpower!!

yes - apartment is a good move IMO, as the hit you would have taken in home value is worth the $ you wasted in rent when you couple in the great options you'll have in 2 years to buy.

it's just my own analysis of course.  Two years ago I was in the MBA program arguing it with my fellow students, who thought that the growth would continue forever.  They failed to include the political aspect of it - that there will always be cyclical periods of war/peace, and that stocks/house sales do well during war, but it isn't sustainable (after all, we're all borrowing to pay for the war and our mortgage).  Then, the time of peace will come, and everyone will start saving their pennies, move into a house they can afford, etc.

It's all good.  nothing to fear.  You can't get too happy when the DOW is 14000 (what was it, 9000 before 9/11?) because it's falsely inflated by the war.  And you can't get too down when the market sucks next year - because that's temporary too.

To get away from ghetto hood types.  In some small cities there are no really decent apartments (those which are not infested with fire ants/roaches).  Cheap places are extremely rough on the east coast.  At least if you get a trailer, maybe on your own lot away from the community, you can live a somewhat civilized existance w/o being murdered or living in complete filth of your neighbors.  It is also nice to be able to walk outside on your remote lot and not have to look at these people either.  Nor their trashy kids, cars, friends lol

Better than apartments in some circumstances....until tornado comes  8)
