What gains would you make in this same body?

If I were in that body, I would lose 40lbs within a year...easily.
Start light, 30min workout, 15 min cardio after, 4x a week. Begin a decent diet.
Step it up gradually every month or so.
Adding night cardio, then morning cardio months later, all while cutting back carbs...increase protein intake, switch up fat/carb meals.
I'd have big tits, toned ass, and small waist. I'd fuck me.
