I did some white oak hardwood floors one time. I used a random orbital sander, and finished with three coats of oil based gloss polyurethane. Two years later the floor still looks amazing.
What do you think of using Wax instead?
Hmm, I can't really say about wax. Floor aren't my trade, but I figured I'd pass along what little info I've picked up in the interest of boring a few getbiggers to sleep. I think wax needs much more frequent maintainence to keep looking halfway decent, so you're moving furniture and rebuffing all the time.
If it was me, I'd lay some good quality factory finished boards anywhere I wanted timber. The finish is so tough that pet claws, sand, rocks in the tread of your shoes, etc, won't harm it. The milling is flawless, installation super easy, and it's done as soon as you put it down - no sanding and further finishing required.
Roof framers aren't too lamebrained, at least the guys who can handle some technical pitches. They're usually strong as oxen too, excellent balance, tooled up, and deserve to make excellent money. Roof prep guys/tilers/shinglers are probably another story tho.
