He is an answer to many prayers by many people (figuratively speaking, ...and probably literally as well)
You should have seen the trash that lived there before.

When the owner who had lived there from 1989 decided to move out in 2004, he rented it to a Christian minister, who had 2 of the biggest juvenile delinquent sons you'd hope never to meet. They trashed the place so badly it wasn't funny. Our quiet safe friendly little street became a hotbed of criminal activity. thefts ranging from kids bikes, stereo eqipment, lawn furniture, B&E's. Anything that wasn't bolted down went missing. not to mention all the drug dealing... cars pulling up at all hours of the day & night etc., pizza delivery people getting robbed, beaten etc., etc., they lived there for years and didn't pay a dime of rent. Despite an eviction order, the homeowner didn't dare enforce it because... they're not the type of people one evicts if you know what I mean. One night, someone decided to send them a message by emptying a gun into their vehicle. I had bullet casings all over my driveway, and on my vehicle. they used my car as cover from which to do the shooting., and sat on my other neighbours front porch smoking cigarettes and drinking coffe waiting for the right time. We only got rid of 'the neighbours from hell', the day a joint police operation held an early morning dawn raid across Toronto & Mississauga on 275 residences simultaneously at 5:00am. i guess they figured they were coming for them next, ...cause they moved out pronto... the same day... didn't even stop to pack. they left and the landlord was finally able to change the locks. He got a new tenant in... a nice gay guy with a huge great dane, and a gorgeous jaguar. Unfortunately when the previous tenants left, ...they left in too much of a hurry, and left something behind in the attic. One night they broke in to retrieve it. It freaked Frank out so much that someone broke into his house, he decided to move out. they didn't steal anything, and nothing else was disturbed, ...but they obviously needed immediate access to the attic. it was such a personal invasion Frank left. for months the property sat empty... no one mowing the lawn, shovelling sidewalks etc., At one point, the door was wide open, and many of the little critters from the woodland area found a safe warm cushy haven from the winter cold. I'm just glad we don't have homeless people in our neighbourhood, or it could have just as easily turned into a flop house for the homeless. Apparently a few of the animals made their way into the walls and died there. The smell was so bad... he couldn't find a tenant willing to stay. he'd give them a break on the rent to fix it up etc., but after a few months they'd be gone unable to take it, ...and the house would again sit empty. Everytime the owner came by... he got an earful from the rest of us about choosing tenants. After having been our neighbours for over a decade, we felt he owed the residents on this street better than he was giving... especially given his vast real estate empire and his ability to hold out for a good tenant. He finally took our words & admonitions to heart, and did better screening of prospective tenants. The whole street was on pins & needles when this family moved in... we didn't know what to expect. After the first couple of weeks we realized we finally had neighbours worth having. They're wonderful, ...and they have the cutest little doggie.
