not Sure of your build costs over there but over here something similar size could be built in traditional construction for less if you managed it yourself and would hold/appreciate value more? Do you have services (water/gas/electrics/sewer) on site presently?

Where I’m from you are lucky to get a 3 bedroom 2 bath for 350-400 minimum.So 188 or 225 is extremely cheap for the size you are getting here.i could be in a mansion down south for what I paid for my current townhouse.Its fucked up here in the northeast price wise and tax wise.

The property has city water and sewer hookups.   The biggest influence of getting a Clayton singlewide mobile home is essentially pricing and the housing market.  Simply put, owning a home is no longer a great investment as it used to be and the majority of people are underwater with their homes in addition to needing major repairs.  Houses are at this point a waste of money unless you make a full cash purchase.  Rent is skyrocketing along with required fees.

While I can afford and got approved for a 200k home, I simply would have been working myself to death and my quality of life would have been severely diminished.   A mobile home is less expensive because its a organized and consistent design built in a controlled environment that is not affected by weather.  Its also a very bland product and while I'm able to pick a few custom options like the color of my carpet, you don't get a choice in the setup or design.  


The thing that matters to me is to not only own a quality home but to not diminish my quality of life.  Spending 56k for a singlewide mobile home allows me to get a high quality product and not bust the cash register.....and since I own the land, its going to allow me to put even more money away.

I completely agree with your logic and follow a similar approach myself regarding acquiring my home as cheaply as possible, I have mates who have big mortgages and who have lost money buying overpriced new builds

over here they call those double width mobile homes “lodges” and sell some of them for more than you can get a detached 4 bed house for where I live, nowadays with galavanised frames and plastic cladding they look great for many years longer than they once did.

Yep....the home is not where the value is but the land under it to put whatever you wish there.  I am going with a singlewide so I can have a larger yard for the dog  but I'm going to have a very large deck with an outdoor hot tub.  I figure since I sell patio furniture and hot tubs, I may as well use my supplies

The only thing I have purchased is the land which I'll put some pictures up once its mowed and cleared.  The mobile home is in the works as I want specific things for it such as gray carpet to compliment my white and red furniture so it will take about 3 months to complete.

Dreamed for a long while of buying land and building my own modest house as being a builder and doing a lot of the work myself would have worked out a lot cheaper than buying but long ago it became the case that if there was the slightest chance of planning permission to build being obtained the land would be sold for a premium, we aren’t even allowed to put a caravan/mobile home on land you own without permission our planning laws fucking suck.

Honestly sounds like a paradise with the large deck and hot tub all a bloke living alone ever needs grey to see it when it’s done
