I have a couple of questions for you.

Why is the interest rate so high? Current rates on home mortgages are somewhere between 3 and 4 percent.

Less than $240 in annual taxes is crazy low. I imaging this does include tax on the land.

How do you figure you'll have this place paid for in 5 years when you're only paying a little over $500 a month and the interest rate exceeds that per month? You're "balloon payment" will be as much or more than you bought the place for. Do you plan on making extra principle payments?

The place looks pretty nice. It's a lot better than many people have.  Too bad about not being able to upgrade.


Mobile homes have higher interest rates...also the amount of the loan is 50k....if it was over 200k then I could get 3%.   Because I have a lot of money coming in next year from some investments I made,  I could feasibly pay it off next year in one lump sum....but its better to go with a general loan in case I end up with some financial distress.

Have you considered that the reason the interest rate on these houses is so high is because they have no value now or ever? Mortgage lenders aren't as stupid as they might sometimes appear. Frankly, that you can even secure a loan on the cardboard shelter you aspire to, is somewhat amazing. As for the future, I sincerely hope you have money coming your way (or maybe not) since that cute little trailer you love is very unlikely to outlast the term of its mortgage.

In 2016 when I purchased a Mazda CX3, my bank offered me an interest rate of 1.3%. I paid a little under $30,000 for the car. What does this say about a 10.5 interest rate on a prefab home? Yes, my credit rating is well over 800 and banks clamor to have my business, but when all is said and done, the value of the product they are lending on is a big factor. Incidentally, considering depreciation and my old age, I might have been better off leasing the damn thing. We all make mistakes.  

I like you. Maybe because of your ignorance in all things pertaining to financial investments, it is why I feel compelled to share my advice in these matters. The simple truth is that when something seems too good to be true, it is. Heck, maybe after 73 years hanging out in this world, I am actually senile and maybe you have the key to success. On a side note, my annual income is not a heck of a lot higher than yours. One of the reasons I am able to live as well as I do is because I mostly made wise real estate and retirement investments. Apartments increase in price over the years and with all the extras, I'm already paying over 1000 dollars which steadily increases.  However, purchasing a home for 200k is not feasible for me because it would be a drain on having to pay that much per month along with paying for empty spaces that I'd never use being a single person.  Why do I need 2000 sq ft with 4 bedrooms???  For a person with a family, its a different situation where something like that is needed.


A mobile home is a better idea for me but I bought a high quality one....high ceilings, Energy Smart Package, double pane windows, maximum R level insulation, wood laminate flooring, etc.  Its 2 bedrooms and enough space to meet my needs which is for a bedroom and my office.  Its also one that can be updated as well without any trouble.  Its the right choice for me and I feel that not only would I get my investment back but that I'll be free to enjoy life without having to worry about coming up with a high mortgage each month.  


Buying anything is a dumb idea if you can't afford it or its something you don't need.

Yes, your knowledge is lacking in mobile homes as a lot of things have changed in terms of constructiona and durability.  They will last as long as any house because they are built the exact same way with the same materials.   Of course I don't expect you to get things since your comments are pretty disrespectful towards me.

Man, I sure hate to be the one to tell you this, but mobile (manufactured) homes are NOT built the exact same what with the same materials. Modular homes are certainly closer to stick built, but mobile homes are not. That is the reason financing, insurance and resell are not the same. But again... if you are happy with your purchase, rock on! I grew up in a 10X50 New Moon and later a 14X72 (thought we hit the lottery) until I was 15 and thought they were just fine. Enjoy

Won't have to do much as I already have furniture although I will get a queen size bed and install a Samsung Frame TV in the wall with recessed wiring.  I want to have a space without any sight of electronics.....pre-TV era.

I believe it is actually a manufactured home. "Mobile Home" refers to homes built prior to 1976 when the HUD code governing building standards for factory-built homes was instituted, greatly improving quality standards. Used single wide manufactured and mobile homes tend to depreciate in value rather than increase in value. Unfortunately, this makes them not a good investment.
