Varies by the individual and their tolerance for nonsense. Here in Cook county(IL) if rent is not paid by the fifth, you are served a five day demand for rent, if not paid within a full 5 days after that, you can then be taken to court. So, it varies based on the person you are renting from, or planning on renting from. It is a lot easier for a landlord to stick to the letter of the law and follow the process to a T from the beginning. If not the judge says why didn't you do this, or why did you wait so long, and that tends to favor the delinquent party.

We use a property management company but it depends on how long of a grace period you give after the due date (usually the first). We give 5 days and on the sixth day we can post on their door a pay or quit notice if we choose.

You can't just evict you need a warrant/ court order.  If they're a month behind you need to prepare to remove them.

don't use the courts, just go in and change the locks when they are out.

Court system is heavily weighed towards the tenant.

In Australia, you do not need a court order to evict.

I've been served many, many eviction notices.  Nothing major - just late rent.  This was before internet banking - we were students and had to travel to the agent's bank to pay the rent.  So naturally, we were pretty slack.

It was always the same.. slack off, get eviction notice, go to the bank.

Over here it's a lengthy and costly process evicting a tennant, somehow despite having paid no rent and potentially destroyed your property they still have some fucking right to live in your property and apparently you cannot even enter the place without giving prior notice.
Best bet is to evict them yourself and bank on the fact that they won't bother following it up legally.

From what I hear it is very difficult to evict losers.My buddy couldn't get a guy out for over a year then then house had an "accidental fire".Only way guy would leave.
