Those little hidden gems are a concern. I think at this time Southern Calif is a little to rich for my blood. I will try the Tampa area for a year or two and see how that works. We can vacation to Napa and Southern Cal in the mean time.

I doubt $1,000 more allows me the option to live anywhere I want....but right now, I want somewhere where the sun shines more often and there is an ocean/beach nearby.

Looked into that area as well. I agree for consistent warm weather, amenities etc it is a great place. The reason we didn't select it this time was the high housing, gas, food costs with the state income tax. Maybe after we give Tampa a try we will revisit that
