I am a landlord but in Ireland it’s different. I don’t know how it’d be best in America
Even if someone doesn’t pay rent here it’d take months to get rid of them legally especially a family (which I never rent to)
If I have a problem with someone I would stick a for sale sign up and tell them I’m selling it’s quicker and less confrontational that way
I take it you don't put your tenants on leases. In some locations in the U.S. not renting to families will get you into trouble. You pretty much cannot discriminate against applicants for any reason. Oregon law says: A landlord may not refuse to rent to you, evict you, or treat you differently because you have children. There are exceptions for certain federally subsidized projects, for projects where all of the tenants are over 62, for projects where 80% of the tenants are over 55,
and when the landlord rents space in the landlord’s own residence if all occupants share
some common space within the residence.
