This is happening in the major metro about half an hour from me...midwest. They are building 400 unit complexes right up next to the older "good" neighborhoods...what used to be the suburbs in the 80s and 90s. The more affluent people keep moving north of the city and are now so far north that they are not even in the same county as the city. The local Kroger store gets open security and within about 6 months everybody starts selling.
