I think Hereford has some tenant horror stories.
Personally I wouldn't rent it. Many people can be destructive slobs and don't care about your property. And how would you know who they are for sure? I vouched for a relative to a landlord I know and her kids or boyfriend or maybe even she put holes in the walls, stained the carpet etc. 
Plus would you leave your furniture there? Who knows what kind of "stuff" they could leave on it
What if someone got hurt? Don't do it!!
Unless you want to, I'm sure it would be fine

I would rent it without furniture.
Obviously, I would try to screen the tenants via family members who live locally.
I would request a credit report from any prospective tenant. Years ago a friend of mine who is a landlord told me something that initially seemed silly, but has proven to be true. He said before he responded or rented to any applicant he would walk them out to their car as they left. He did this in order to “inspect” their car’s interior. He said, the way someone keeps the interior of their car is the same way they will keep the interior of the house they live in.
Again, when he first said this I thought it was silly, but over the years, I have conducted this same experiment and 95% of the time it has proven to be true. People who keep a clean car interior also keep a clean house. People who keep a messy or junky car interior live the same way at home.
btw, why did you vouch for your relative? On what basis? Would you vouch for them again?
