Oh cool. I grew up in Fort Lauderdale. Had to move to Boca for work. My family owned some and farmed nearly all the land these McMansion homes are built on. 12 years ago the whole area was farms, now it’s million dollars homes filled by mostly nouveau riche assholes. My brother just moved to Jupiter to escape the area.

I used to live in Jupiter. Loved that place, but it has changed a lot over the years.

Many of them moved down from the north shore of Long Island. They sold their overpriced, but certainly undersized homes and bought into these mini mansions, while driving expensive, yet leased cars all to keep up with the facade of being part of the elite. These are not the elite. You want to see some of the elite in the east coast of Florida, go to Palm Beach and I don't mean west palm beach. On palm beach, you'll have the Tony Robbins and Trumps of the world, sitting pretty in their 10-15million dollar homes with private drivers and chefs in-house. These clowns in PJs old neighborhood are simply wannabe scum.

Yup! That’s the funny part. The elite, the people with liquid wealth live in Palm Beach.  Even in east Boca, it has a different feel then west Boca. It's way more low key. Like we have it, we don’t need to flaunt it.

Thats not true. Feds can put a lis pendens  against a home that has a mortgage. Feds filed those against Aaron and PJ back in March.

You stated that it was a forfeiture notice. A lis pendens is not the same thing.

On a completely different note, I've come to truly appreciate Delray Beach the most out of all of the cities that line the coast. Their beach is simple, yet clean and filled with young folks. The people that line the streets, mainly the strip that leads from the I-95 to the water (East Atlantic Avenue) are pretty cool and many seem like surfers from a beach town. West of the I-95 seems dangerous as fuck, due to the blatant poverty and the fact that almost everyone living there seems to be very poor African Americans & Mexicans that look strung out on drugs. Not trying to be racist here, but those that have driven by there would know what I mean, similar to the parts in Miami that have drug addicts lining the streets, very far from oceans and Lincoln.

Yes, they can be. It's lien from the federal govt giving notice of possible forfeiture.  It's a public document filed in palm beach county.

Delray was great 10 years ago. It has gotten a little too busy and over-developed. Parking is a pain and it’s a haven for rehabber/halfway homes right by the strip. Imagine trying to kick drugs and moving to South Florida? Kid in a candy store.

Wrong, you need to read up on this.

Real Estate Lis Pendens Law and Legal Definition. Lis pendens means "a suit pending". A lis pendens is a written notice that a lawsuit has been filed involving the title to real property or some interest in that real property.

All the feds did was to put on notice that there is a pending law suite and they are claiming a particular interest in the amount of the property that this person owns.

Anything that resembles the Delray of old? I still like to stay right on the Marriott by the water. The easy access to the water and the shops that line Atlantic Ave by the corner of the hotel make it all worth while.

By the way, easiest Beach to score weed at, if you like to bring in the early evening while smoking a fatty.

Unreal, OK read this https://snjlegal.com/2016/03/21/lis-pendens-explained/

Lis pendens is NOT a forfeiture. It is simply a notice of a pending lawsuit. If these guys had some of their assets confiscated then and only then can the feds file for forfeiture. This does not mean that they lose the property unless they are found guilty. The feds don't just sweep in and take homes. They are only going to get the interest or the amount that the person who has the loan would get during the sale of the home. I'm assuming they they also took an inventory of some of tangible property either from their home and or their warehouse? If the house is up for sale it's because they can't afford to keep making payments because they are spending a ton on attorney fees. No one gives a rats ass if they lose a home they don't own.

Lis pendens is "giving notice"  Banks give notice/lis pendens for foreclosures.  The Feds are giving notice/lis pendens of a possible forfeiture.  Again, you said the only way the feds put a forfeiture notice on your house is if you own it with cash.  That is totally wrong.  You are wrong.  The feds are giving notice that Aaron is involved in a case that could result in the govt seizing his home.  I never said they sweep in and take homes.  The bank still has to get paid.

Delray got overrun with sober homes/rehab facilities.  Even in Boca, someone rented a home in my cousin's neighborhood, they stuffed a bunch of recovering junkies in it.  One night they have a party.  She sees an ambulance pull up, some kid ODed.  Literally, an hour later, another ambulance.  Another kid Oded.  Totally insane.

My dad lives in BallenIsles in Palm Beach Gardens.  He used to fly me and the kids down for Spring Break.  Yeah, it's just an amazing area.  If I ever am able to retire, that would would be a great place to retire.

that’s 5 mins away Beautiful place! ...I’m glad I settled here ( many years ago I thought i wanted to be closer to Boca/Delray that area ...they got progressively worse and Palm Beach Gardens got better) Downtown  at The Gardens and The Gardens Mall are gorgeous (in fact I travel to the Wellington Mall for work because the gardens mall has almost zero crime / shoplifters And a “ observe and report only “ policy ..where Wellington we can still go “ hands on “ with people (I don’t want to stand around observing and reporting lol...also the PBSO backs us up when we handcuff or go “ hands on” ..

You people hating on FL are a bunch of sissies.  North FL is nothing but red neck / Alabamian Central.  But SE FL is very good.  I have been here since I graduated Emory in Atlanta in 2005.  I travel all over the world every year and I still would not live anywhere else.  The weather is awesome year around.  Even in the summer, while it gets hot, you still see places in GA and further north with higher temps and much higher humidity.  (this close to the beach, the trade winds keep the humidity pushed to the west.)
It's not the party - Spring Break town it used to be.  It has cleaned itself up and while the real estate is getting pricey, it is still a good buy compared to other places in the US.

Twaddle is right and you are wrong.  I don't see how you're not getting this. The government seizes homes all the time that have mortgages.  You think the government only seizes homes that are paid in cash?  You don't think they care about the equity in homes that have mortgages?   Lis pendens has nothing to do with forfeiture?  Wrong again. I provided the actual document for Aaron's case.  A lis pendens of forfeiture.  Did you not see it?

https://www.justice.gov/criminal-afmls/file/839521/download

In general, real property is not seized prior to forfeiture; nor is it served with an arrest warrant in
rem. Instead, the proper recording of a lis pendens pursuant to state law serves to inform the public
that a Government action involving the real property has commenced.

Aaron had a beautiful looking home. The only thing I didn't like was that it was so far from the actual ocean. If you place that exact home in an oceanfront location, the property value would probably be 3-5x more, but it would complete it.

No thanks, I’m bias and I’ll stick to my home town of Newport Beach, CA or retire in Santa Barbara
