Maybe folks w ARMs will get fucked, but "walk away from your mortgage if you're underwater on it" was bad advice in 2008 and is bad advice now.  IMHO

Anyways, 401k and other defined-contribution plans are a scam by wallstreet designed to make ordinary Americans vested in their financial chicanery.  Since every Americans retirement and the performance of SP500 are tightly intertwined now, the government is incentivized to make sure that number goes up at all costs

They should revamp 401k rules. People should be allowed to do what they want with the money in the 401k, not be limited to certain funds.

then only several years later sell it for 1 million

Where I live houses are now starting to sit on the market.  I knew something was wrong when people were paying 750k for 3 bed 2 bath cookie cutter houses in sub divisions.  If you sold in the past 6 months you made out like a bandit though!

You are limited to the the funds in the plan your employer sets up.

The employer picks the plan, usually based on cost and options.

If you don't like the allowed funds talk to your employer about it.

Even people who bought are probably gonna be ok, I don’t think we’ll ever see mortgage rates that low again.  Sellers who are just entering the market now are gonna be fucked, they’ll be unlikely to hit their target sales price

People who bought high maxxing out their mortgage will be upside down (owe more than the house is worth) when r/e crashes.

People lose their jobs, can't make the mortgage payments.

This leads to foreclosures and the banks sit on these bad loans for years so they don't book the losses.

Lots of time people won't sell for less than they paid because they owe so much and paid so much so the housing market stagnates.

It can take years for the dust to settle.
