I believe it is actually a manufactured home. "Mobile Home" refers to homes built prior to 1976 when the HUD code governing building standards for factory-built homes was instituted, greatly improving quality standards. Used single wide manufactured and mobile homes tend to depreciate in value rather than increase in value. Unfortunately, this makes them not a good investment.

Well, got another letter from another bank. .........looks like I qualify for a government first time buyer loan so I'm going to call Monday and see if I can inch down the interest rate.....not that it matters but definitely can't overlook it.

Its great if you can pay it off in a few years. But didn't you say you were getting a longer mortgage term because you wanted to have the cushion "in case" you hit financial issues? Well, why not shop an interest rate for the same reason? Settling for 10 plus percent because you think you will pay it off in a few years, you might as well get a 5 year loan at 2% if that's the case.

Vince, I'm not hating or trolling.  I really wish you the best, but in what universe does interest rate not matter if you're getting a loan, unless you're paying it off in full within 30 days, if they'll even allow that?

Exactly, plus a low interest rate means a lower monthly mortgage payment during those "few years" that Vince will be making payments.  And a low monthly mortgage payment is a heck of a lot easier to handle if Vince were to hit financial issues, thus making it less difficult to avoid foreclosure.

We bought our single wide home new in 2003. While shopping we looked around at several different companies but end up deciding on Clayton because the salespeople were so nice and friendly. Worst mistake ever... as we've found out since, friendly salespeople is ALL this company has going for it. Our home is now 14 years old and it's falling apart despite us taking good care of it. The trim is falling off, the laminate countertops are peeling off, the laminate on the cabinet doors is bubbling and peeling and looks crappy. We've had to replace almost every doorknob because they all just fell off. We have a cabinet that wasn't even built square and actually bows out on the side. The front doorway wasn't even built square so our door hasn't ever properly closed. We can't even close our door well enough to lock it. It's super poorly insulated and we fight HIGH electric bills in the winter.
The most recent thing that happened, which really opened my eyes to exactly how incredibly crappy these homes are made, is a roofer recently FELL THROUGH OUR ROOF as he was putting a new roof on. We recently had some storm damage (Wind blew a section of shingles off) so we had new shingles put on. The roofer was up there removing the shingles and stepped on an area that was pieced together. When they built it, they took a bunch of little scraps of that pressed chipboard and PIECED them together without any sort of good support.
He basically stepped right on that spot and his FOOT FELL STRAIGHT THROUGH OUR CEILING. Now, get this... the spot he fell through wasn't in the area that was damaged and all the wood was fresh and clean... NOTHING ROTTEN or anything. Now if that isn't a crap job of a build, I don't know what is! It makes me sick thinking of all the money we've forked into our home. We'll be lucky if it's livable by the time we get it paid for. Speaking of paying for it brings up the other part of this horrible company. VANDERBILT. Hands down the worst company to have to deal with ever... but that's opening up a whole different can of worms and I don't have time at the moment to get into all that. So PLEASE... if you're looking for a home and you come upon a Clayton Homes center... DON'T STOP. KEEP RIGHT ON GOING.

So true! My older sister is a prime example. Bad financial decision after another from the time she was 30 until as recently as yesterday at the age of 68. So many opportunities to get ahead.. she had good advice from family, hell, we even bailed her out more than once, (when looking back, this might not have been a good idea as she may have assumed we always would ) yet at her age, they live paycheck to paycheck with furniture we either gave her, or she bought from goodwill. I could go down the line on bad financial decisions she made over the years that had she done differently, they could be living comfortably and enjoying life now.
Too many people want to justify their bad spending habits. They "deserve" a trip to ______ so they put it on a credit card. Jimmy works hard, so I went into debt to get him that fishing boat he's always wanted... I saw these pair of shoes and they where on sale so I got them... yet they don't contribute a dime to a retirement plan or even a safety net savings account for those surprise car repairs. Then before they know it they are 65 and can't afford to stop working or go anywhere or do anything but watch cable TV. Sad really.

His numbers still aren't making sense to me  ::) ???  Regardless, if he's going to make double monthly payments anyway, wouldn't it save a lot of $$ in the long run if he split that in half and made 2 payments a month?
