ok pedolust. vid i posted previously in vince g thread . master bedroom was not comoplete in vid, fully furnished and super king bed added since.




front living room just redecorated, carpeted and re furnished. still have little bits to finish like strip and paint door and replace handle



other work i will do this year , redecorate top floor, which is my gym and en suite bathroom, redecorate back living room ,30ft room currently housing 8ft snooker table in one half and kids play area in other (the room behind me in hacked pic) also would like to refurbish 1st floor bathroom if i get a chance. doing as much of the work as poss myself.

your turn pellius . lets see a vid of the palatial wooden shack you live in that qualifies you to say my house is a dump.




Place looks great- definitely coming along nicely. Obviously a pretty good amount of space for London.

We live in manhattan now, but my wife has been scheming to set up shop in a brooklyn brownstone for years. Were just looking at another place this morning actually. Mainly looking at places that will need to be redone and, honestly, the thought of living through a big reno has been the main thing keeping me from pulling the trigger.

cheers dude. i'm guessing house prices in new york are crazy like london. i feel you on the bolded. it is a bit of nightmare and we didn't really have too much proper building work done as such. but the constant moving stuff from one place to another, not being able to use rooms, and getting rid of old furniture, flooring etc has been pretty trying.  

kitchen was probably worse. took about 3 weeks in total to complete. 3 weeks with no kitchen and 2 kids wasn't exactly fun. but it's all worth it in the end when it's done.

good luck with your new place(when you find right one) and project. hope all works out well for you.

Even the most average home in Hawaii would be infinitely better than anywhere in London or the UK.

Hawaii has beautiful scenery and nature, beautiful beaches with palm trees, great weather, great food and basically a paradise compared to the abysmally bleak architecture and atmosphere of the UK.



Yeah, nobody from Caribbean* climate would do mockery of Hawaiian housing & lifestyle .

Life in shorts/T-shirt/sandals vs British cold  :P

Fresh Hawaiian food vs marmalade/baked beans   :-\

Etc,etc,...............

Crazy is almost an understatement. Back in October, we were looking at a place in a part of Brooklyn called Carroll Gardens. It was listed for about 1.5m (which was far below the average of that area) and badly in need of work. While we were at the open house a giant chunk of plaster from the living room ceiling fell onto a table with a bunch of refreshments and knocked it all over. About 20 minutes later, a woman almost fell off of the staircase because the rotting banister detached while she was coming down the stairs. Still, when I followed up on the property it was bid up to at least 1.8m. Obviously, certain factors make that whole situation a bit of an anomaly, but it is representative of how thirsty new yorkers are for a deal on a brownstone.  

You got off kinda lucky with that renovation schedule. One of my homies went through a 16- month renovation and a good part of why it took so long is that they would find problems with the structure or some other issue when they started a project and  end up having to scrap plans and come up with something new.

wow that's crazy! those prices are insane even compared to london. although i suppose some areas in west/central would probably be pretty similar. TBH i would say the work we've done/ doing is more of deep make over than a renovation.

i have in the past done a couple other projects that would more be classed as renovations on rental/investment properties but never had to live in them. one was probably the worst financial mistake of my life. about 10years ago i bought a flat at auction, victorian basement flat in an area of london called tufnell park. a bit of a mixed area, a bit rough but also hip and trendy and 15 mins on tube from central london. got the flat for £161k (same as maybe $220k or something), was pretty run down but structurally sound. put in new bathroom, new kitchen, all new floors, re skimmed walls. decorated throughout. finished to a pretty good spec and got it done on a low budget and quickly. anyway when finished i debated whether or not to rent it or sell it on. i decided to flip as i thought property prices were slowing and i could make a decent straight off profit.

sold it quickly for about £30k or so profit after all expenses/taxes etc. owned it for 6 months in total. since then property prices in that area have probably almost tripled. it's probably worth around £450-500k(maybe more) and i would have had a reasonable rental income from it too. i suppose hindsight is a wonderful thing. but it still pains me to think about. lol

That sucks, but as far as financial mistakes go, could be much worse. Was trying to get into flipping here a couple years ago. I was targeting homes in Harlem, because at that time there were a lot of abandoned homes that you could get for below market. The problem is that they had muddled paper work/ histories and you had to research the homes yourself. It's extremely competitive, which was fun for me, but it was also really fraught with scams.

Three homes in a row basically did the same thing- someone who was renting or squatting was attempting to sale the home they didn't own.  Different versions of deed scam are really popular in NY.  So, I finally found a place that I thoroughly researched the deed, no sro designations, no bullshit like that- took almost a year and cost about $4500-  and it fell apart in the final stages. I just bowed the fuck out. People say that there's a really strong flipping market here, but I think it's mostly in what's considered the "outer boroughs".

that's bad. but sometimes you got to know when to cut your losses, you probably did the right thing to give it up. no point throwing more good money after bad. i suppose wherever you find money, you'll always find someone trying to run a scam. it happens in the auction market in the UK too. vendors trying to put in dodgy properties and hiding problems.

first property i bought at auction i was quite lucky with something like that. when you buy at auction in the UK you have to put down a deposit of 10% of the sale price on the spot and then you have 28 days to pay the rest in full, whether you're borrowing from a mortgage co or have the money yourself, if you're not ready to complete the purchase on 28 days you lose your deposit, no argument.

flat i bought there was a problem with the buildings insurance(flat was owned by a company that also owned the freehold), it didn't include subsidence cover, there was no actual problem with the flat itself but without subsidence cover it is impossible to get a mortgage co to lend the money. i missed it when going through the paperwork pre auction.

anyway i got lucky and my solicitor managed to get around it and the mortgage company gave me the money. but i know of at least one other buyer that had bought a flat in same block and lost his deposit because his mortgage company wouldn't lend on it.

god knows how many times they'd run that scam kept the 10% deposit each time the buyer's mortgage co wouldn't lend. after purchase my solicitor went back through all the paperwork and managed to force the freeholder to add subsidence cover to the policy. as there a legal clause that a freeholder must insure to a reasonable risk(or some term like that) and apparently subsidence is considered a "reasonable risk" so if there is no cover for that the freeholder must show why not, and show they are making reasonable attempts to get that cover. anyway after a couple of solicitor letters, subsidence was added to the policy.

after that when i went to auction i stuck to bidding on properties being sold by local authorities or housing associations , these are basically an extension of the government so you can have a bit more confidence that what they're putting in will be straight.
