I am probably going to use 2 spots for the gym I am going to put down rolled rubber flooring also going to put some stuff outside and join the local commercial gym 2 miles from the house but whatever

I don't think that's realistic. Is it a full 3 car garage all side by side? Or is one of the spots slightly smaller and detached? Your wife will want a spot for her car for sure. Are you going to park on the street? What about when your kid gets a car? Or when your wife's kids need a spot to park? If they're parking on the street and getting rained on to get to the front door they'll bitch about not being able to park in the garage. I think they're going to nag you to death about that gym until you cave and give up the spots.

I like home gyms so I hope I'm wrong. If you didn't buy the flooring yet look into the rubber mats they have from the tractor supply company, they might work for you.

The garage is attached I can just open the door to the house and let the ac cool it down. Of course in the summer can just go to the commercial gym garage is option 1. I am going to need the commercial equipment for rehab anyway

The Mansion has lots of room, they aren't parking out on the street in a suburban cul de sac where the HOAs bitch.  And it'll get cold and they ain't parking in the small driveway.  I call pure bullshit that your wife won't get an indoor spot.
