Yes, the 3k is for ordinary income.  However, if you have a (20k) loss one year, I think you can bleed in the 3k over the next 6 years-ish

I am spending 800k it's not exactly cookie cutter we have a nice 2 story living room unlike that house but yeah other than that very similar house. Looks great to me not trying to impress anyone. Also pocketing half a million cash to put back into the market. New house also has better food options closer.

When did I say it was a custom build? But it is not builder grade it has a ton of nice trim and features but yeah its a spec hose from a builder but an 800k spec house its nice as hell. Regardless none of you are going to live in it so your opinion doesn't matter. I like it. It reminds me of my dads house from when I was a kid.

The new house is very nice and getting the surplus to invest is a great deal.  It would have cost you 200+ in upgrades at the old house to have those features (can't believe your wife tolerated your living room furniture and some of those carpets, but that's a different discussion)

Now that that is out of the way, there is a gym, an owner willing to record, judge and ref, and josh will be there.
