Went over to do measurements for the carpet, get paint, and plan where equipment will be. Its only 400 square feet total but the rent for the building is 300 a month and its in a nice area.

Who are you hiring to remove the spider-infestation?
The place hasn't been rented in more than a year and the previous renter sold rummage clothes which is the reason for the spiders. They'll be gone once all the carpet is ripped up and the place is cleaned

I'll have some of Izzo's stuff but my money will mainly come from group training so I will have to keep the space open. I'll also need to find a way to get a shower in there as there is only one toilet and a sink....otherwise, people will need to come dressed and wash up at home

If you want to save a couple of bucks early on, it appears that most of the existing stuff you want to tear out you could easily do yourself with a minimum of basic tools. Many companies/contractors will knock a little off your total bill if you tear up and dispose of old carpets, for instance, before they come in to install the new.

what type of sub floor is that i cant see it that well. some of it looks like painted concrete and some of it looks like vinyl or tiles
you should use some good thick grade vinyl/lenolium with some nice tile patterns on it

then after all that drys use throw rugs under each lifting stations get the large ones

You pretty much got what I'm doing down to a tee. I've been training people out at the Jackson County Park for the past few years and its less than a mile from this place so I'll continue to do the same for athletes. The studio is going to be for the private and semi group training classes along with business clients who want to train at 4 or 5am in the morning.

A machine however will run thousands and it generally does just one movement. But the real issues lies in a client doing that same exercises day in and day out....they'll either get tired and quit or they will buy a machine for their home.

This. you aren't selling push-ups and sit-ups. You are selling motivation and results. you need to create a good atmosphere, constantly switch up the circuit and get some energy going....challenge your clients.

The goal post never moves backwards, Adonis. I consistently add more time, leverage, different variations, or put in a brand new exercise....I make sure that the body never adapts.

I think you will do very well Vince. There are MANY areas with no access to a gym or a personal training service that also have an aging population. You should definitely branch out once you get this one up and running.
I was thinking just how much money someone could make doing this is small towns rather than focusing on a large metropolitan area and it would be a lot. Plus, there is zero competition. You or someone like Coach could make millions in an untapped market if done correctly. All with little investment.

In Vince's defense, I've seen personal trainers at several gyms who've had the same clients for years.
I'm sure that, by now, these people know how to do all of the exercises, and I'm sure they know how to count. Many "average" people simply need or want motivation, companionship, or some kind of structure that they lack in training alone.

I actually have a wide range especially tourists coming into town to gamble at the casino in Cherokee. My place isn't in Sylva, its in Dillboro and I'm the building next to the Jarrett House. The smaller building is where I'm located

Most to the high rollers will stay there and I intend to work out a deal with the owners where they can train them and give them a kickback for the referral....thus the 4-5am hours.....however because most of them are from Miami and New York, they won't blink twice over paying 100-150 dollars for a private training session while on vacation...especially since they are going to dump about 20-50k at the casino. Two sessions and my building is paid for.
For locals, I'll charge 30-45 dollars and group training sessions will be 5-10 bucks each. Keep my line of Advocare supplements on hand to sell, fresh towel, and free bottled water and I'll be jamming

I'm actually on a very very bust street. It is the main through way going east and west through our town of 12,000. Subway is to the east of me, Taco Bell to the west of me and Wendy's is right across the street. That's our cardio walking across the street or down the block to eat :)

I know it doesn't seem like a big deal, but make sure you hire a good cleaner to hoover/wipe down everything each day etc. When your early birds walk in to train in the morning and it has a slight smell of cleaning products in the air, and there's no dust when they put down their bags/drinks it goes a long way.

There's going to be very limited equipment I intend to use because I don't use much. My training methods are generally bodyweight exercises for clients so it will mostly be dumbbells, kettlebells, Lebert Bars, etc.
I will however squeeze in a Power Rack Set for myself.... ;D

You ll spend your whole life trying to find customers and once all the potential customers of the area are autonomous and can train by themselves -if they ever come to you to learn how to train-, nobody will join anymore. Very poor business plan, as expected. These kinds of places can only succeed if you own a hair dressing salon, a laundry, book store , a snack/restaurant...but a private gym? No way. And it's too smal to be a public gym. Oh well. Especially if you re not in a big city/rich crowded area cause only rich people would go to a private gym, poor people dont have that luxury. Doomed from start. At least once you ll know you re not going anywhere, you can stop renting and wont lose too much. Also did you hear about a thing called "recession" ?

Only big gyms can survive, or small -still, bigger than yours- ones if in a very very well placed spot in a huge city. If you personal train you either work for a chain or you do it in your own private gym/studio, but still , it has to be located in a rich neighborhood or in the center of a huge city to be profitable.

Obviously you're clueless. 24hr has filed BK three times in the last seven years and would say everyone else (big box gyms) run in the red and have either filed for BK or about to. Most small gyms have a profit margin of 50% or greater, big gyms have zero to little profit margin. When you're charging $12 a month and have an overhead of 75k per month, you lose. Like you, their losers. Don't be fooled by how crowded a gym is. They're not building anywhere they rate they used to. Some projects I have to shelf....others I complete. If you're referring to Goodrum Nutritional Supplements 2 years ago, I still have all the labels for the products in boxes....there was simply an issue with the supplier along with some liability issues with the products.
That's what business is all about.....you can't grow it without new ideas....but then again your opinions don't matter to me... ;D

Howard it is nice of you to encourage Goodrum. However, he has been telling us he is going to open a gym, studio, etc., for over a decade now.
He doesn't have the capital or equipment to open any such thing. Melvin likes to be Getbig's Walter Mitty. Just dreaming about what he wants
to do and some will think he is a good bloke and trying hard. No matter what anyone says he keeps coming up with these schemes but so far nothing
has materialized except his online enterprises.
