We negotiated a 5 year lease with 5 months free. It's not a big place (about 2000 sqft) in a non-descript warehouse in Huntington Beach.

Typically, gym business will be down during the summer, pick up around Sept thru Oct, slow from Thanksgiving through December.  Don't get discourage.  Keep expense low.  Recoup your loss with new membership drive in January.

I agree with everything you're telling me, but the only thing is we are really not going to be open to the public, meaning we are only accepting athletes, the "weekend warriors", civil service types (police, fire, military and people who are trying to get stronger and better conditioned for physical testing) and of course people who want to train hard.

If you remembered what we talked about a while ago, one of the high schools I do the S&C for had about $300k worth of equipment donated to them from 24hr fitness, most of it was not equipment I would have taken but it is what it is. In return they gave me most of their old equipment, I mean bullet proof stuff....3 cages, olympic bench press, 3 0-90 benches, chest supported row, lat pull down, seated row, 2 glute/ham benchs, about 5000-7000lbs of plates, 2 Texas bars and 2 regular bars, bumbells, 4 trees and bunch of other equipment. The stuff from Elite would be jump bands, chains, boards (for board press), chalk bowls. Eventually with in about 6mos of opening, Tred Sled, Reverse hyper, Belt squat and other stuff.

Along with tractor tires, plyo boxes, sleds, prowlers, yolks, log presses and other strongman equipment.

Way to go, Coach. I'd say "good luck" but, other than having the good fortune of living in this country, it's more your hard work and persistence that has made you suck a success. Wish I was still in Cali so I can visit your gym. BTW, I won the Silver back in 200(edit so as not to reveal my true secret identity) at the Pan Americans and I still compete (though not as much) does that qualify me as an athlete worthy of your facilities? I can bring in my plastic trophy and medal.

Also, though I can do a pretty good double leg take down I'm afraid I wouldn't even be able to budge one of those tires. I have decent functional strength for my size but I'm no chaos.

Yet you give advice to people who actually train and make a living from it.  The really sad and pathetic part is that you don't see this and you are made a joke of.  And the funny thing about the gym in Vegas.  As much as I lost and wasted a year and a half I still came closer to opening a 60,000+ sq,. ft. facility than you did trying to open a 900 sq. ft. gym.   I could open a gym like you dreamed with my own money without having to solicit investors.  You can't even do that.  Now that is pathetic.  What happened to your so called investors.  One of two things happened; 1.) you lied like you always do or 2.) the so-called investors found out who you were and you were full of shit and they left.  I think it is a little both.  What is it dipshit.  By the way quit wasting space giving advice to Coach who knows what he is doing.

Who says I DIDN'T open my training studio???  It not required of me to announce my business ventures on Getbig, Keith.  Its under a different name than the business so I don't get annoying people like Basile calling me..... ;D

About the coach's gym though, I really doubt you can have an elitist type gym in a country that is in shit economy already.  This is like a gym for 5% of the population like someone else said.  Regular gyms that accept EVERYBODY have trouble getting by now let along only letting in 5% of clientele.

That's why I TRIED to wish him luck.  Its easier to turn a profit when you don't have a gym overhead plus an abundance of members of the gym for advertising.

Now he's going to have to pay for the building and he'll definitely no longer have the luxury of being selective to his clientele.  I think Joe will adapt to the circumstances but he won't turn a profit for at least 6 months.  Huntington Beach's demographics should allow his business to work and at least he already has a built up clientele.  He simply needs to keep everything in balance until its at a point to where he will make a profit from the gym. 

One thing that helped me out a great deal was a company called GoSmallBiz.com.  Their advisors helped me build a number of relationships with other companies to sell their products and showed me how to turn my hobby business into a full time career.  It would be wise for Joe to have a business consultant on his side.

 The reason most businesses fail is because the owners have too much pride to ask for help when they need it.  After I got laid off from Alltel, I did what was necessary to build my business to where I could support myself.  Even though Joe has an established clientele, he's still going to get his butt kicked a few times.  But he'll be ok as long as he makes immediate changes when needed

Exactly, We do cater do all of the above especially athletes. This may include "weekend warrior" types and civil service.

I'm no business genius but seems to me one of the first rules of business is to keep your overhead down. If someone gave me $20,000 worth of equipment, why would I buy something new of the same equipment I already have and for 3 times as much? More high end to me would be getting a tred sled or belt squat. Also, it's about the results of my clients not necessarily the gym. Some of the best gyms in the country are relatively small. It's not about flash what so ever.

I don't "super qualify" my clients and I don't have the luxury of picking and choosing people.  Its my job to give them a proper training sesssion and advise them on nutrition and diet.  If people quit, then it doesn't fall on me because I did my job and it doesn't hurt my reputation because I didn't make the decision.  If you "weed" out people then it ruins your own reputation because you made the decision instead of the client and they'll tell their friends.

Please don't tell me that you didn't use steroids for your last show.  If you had any sense, I would stop or go to a clinic and get them legally.  You're old enough anyway

Because now you have a much larger overhead as well as no longer having the benefit of getting new clientele from the previous gym you trained at.  That means you'll need to attract new clientele in order to cover the deficit

This is the gym that I trained at when I was living in California. I was there from about 2000-07. It's located in El Segundo, CA which is about a couple of miles from LAX. Though it was a public gym for all practical purposes it was private. It was not the type of gym the general public would want to train at (no a/c, just 3 bikes and one tread mill). Nonetheless a lot of top atheltes would train there including Lyoto Machida, Jacare (world champ Jiu-Jitsu champ), Dan Henderson use to train there until he moved but still stops by, Frank Trigg use to be part owner and was there everyday teaching classes and training while I was there, Valdy Matyushenko (IFL heavyweight champ) was also there everyday.

The two owners seem to be doing well by the homes they bought and comfortable lifestyle they enjoy. The two pictures make the gym seem way bigger than it is but compared to modern health clubs it's pretty bare bones.

The first pic is from one corner of the gym where the mats are (a corner I was frequently pinned against and tortured). Over to the left is where the free weight area was which included a platform where you could do powerlifting and Olympic lifting and chaulk and slamming the weights to the floor was allowed. As you move right you can see the "cardio" equipment which was three bikes and in back of that some old Nautilus machines included their now hard to find neck machine. Then you have the ring where I would get the carp beat out of me, then more punching bags. It's kind of hard to see.

This is another view from the opposite corner standing in the ring. Again nothing fancy but because of the environment (serious athletes) and having the only power lifting platform in the area, it never hurt for member despite zero advertising, hard to find, very little parking and very consumer unfriendly (they don't really have anybody working the front desk and when I first walked in after being ignored for about ten minutes I got a "Need something? from Trigg.)

The concept wouldn't work in my neck of the woods, NYC, but in an area where high school sports are huge and a lot of kids are looking for scholarships, he might have a shot. Apparently, Coach has a reputation in this area. In addition, given the size the gym, he has to be exclusive because of the limited space.

See, this is the thing....there are ALOT of gyms that follow this type business, it's nothing new. I guarantee if you were too walk into westside (no, I'm not comparing) and laughed in there face and pissed on their..er, cement floor chances are Louie Simmons wouldn't let you leave without maybe hobbling out..LOL!

Nothing "exclusive" we are just want an atmosphere of hard work and camaraderie to push people hard. I work with a few high school teams (a total of about 120 or so kids). The main purpose of having this gym is so I can effectively train teams. We have training system that works.

Right now, the biggest gyms/health clubs in Manhattan are Equinox & New York Sports Clubs. These are "lifestyle" gyms. People go there as much for the amenities as to work out.


That seems different than what you're going for.

Right now, the biggest gyms/health clubs in Manhattan are Equinox & New York Sports Clubs. These are "lifestyle" gyms. People go there as much for the amenities as to work out.


That seems different than what you're going for.

Thats a great way to put it. If I can get better results from my client out my little gym with a small overhead then they can out of a 50,000sq ft froo froo gym with a million dollar a month overhead I'd feel like I was more successful. Strange way of thinking about it, but thats just me.

Amazing how clueless you are. Why is college a prerequisite to being a successful coach and trainer? Cus D'Amato and Freddie Roach don't have a college degree and produce great champions. Arthur Jones didn't even finish high school. Charles Glass makes no mention of a college degree. Even Milos list various education regarding nutrition and anti-aging but no mention of an actual college degree. Funny you mention Freddie Roach, when I was watching the Pacquiao fight my wife and I were actually talking about that and how great of a trainer (conditioning as well) he is and how he wasn't a great fighter but turned out to be one of the best boxing trainers ever.

And lets not forget the most successful MMA coach, Gregg Jackson. To be honest, I don't know if he went to college or not. He did wrestle but doesn't mention at what level. The point is that whether or not he went to college he felt it was so insignificant to what he actually does and has accomplished that he makes no mention of it.

I believe I have a decent understanding of what the Intense One has planned.

Every type of gym has a target demographic – even if it is the general public.
Joe’s facility will not handle, cater, or appeal to circuit training soccer moms or guys who’s weekly regimen consists chest & biceps (often done inside the only available power rack) 4X/week.

Joe possesses a real world reputation and offers unique services (over the cookie-cutter ACE graduates) along with the appropriate environment for the clients who are seeking these kinds of things.
And I doubt that having a BS that qualifies him to be a phys-ed teacher would benefit him at this point.

Of course he’s not gonna have the same membership volume as a 24-Hr Fitness, but neither is his overhead.
In addition to that balancing ratio, I’m sure his MMA guys & other athletes are going to pay him more than $25/hr. because he’s worth a lot more than the “franchise” PT’s who all not only wear the same clothes, but train every client the same way – texting on their phones while counting reps out loud.

That's fine to say that if his facility is targeting athletes.  However, Joe's place is equipped with used equipment from a school that was getting rid of it in a 2000 sq ft facility which is very small considering what he's wanting to do and how many trainers he has and in comparision to facilities that employ similar training to Joe's

If Joe is making 400k a year, then he should go out and put some money on some good state of the art equipment.  There's a reason why that school is giving away all that equipment for free and its prob because its old, rusty, broken and/or no longer safe to use.  If it was worth 20k or even 5k, then the school would have sold that equipment rather than give it away.

These gyms are famous for the PEOPLE THAT TRAINED THERE.  It has nothing whatsoever to do with the equipment itself.

Personally, I would never accept a gym with weight shrewn all over the floor, floorboards falling out of place with no obvious housekeeping done whatsoever.

While a gym doesn't have to be as clean as a doctor's office, it should be ran and operated like Dorian Yates Gym where the weights are re-racked and clean and Bill Pearl Gym where all the equipment was wiped down and cleaned everyday to avoid a staph infection or some other nasty buggers.

It does not take but a little time and effort to put your weights up and clean the facility.  Those gyms may have had the greatest bodybuilders, powerlifters, and athletes train there but they are still a dump and the owners should be ashamed of themselves for letting a gym looking that way. 

A dirty unkempt gym with weights all over the place isn't hardcore...its a health hazard and its one of the reasons why Ronnie slipped and messed up his back while doing squats on the Metroflex because some idiot carelessly left his garbage there. 




And like I said, I can only go by your description of the equipment which is secondhand used equipment.  If it was perfect, then the school would not have given it away for free but once I see pictures of your gym, then I'll be able to make more  well informed opnion.

These gyms are famous for the PEOPLE THAT TRAINED THERE.  It has nothing whatsoever to do with the equipment itself.

Shoot got some catching up to do,  Been in the hospital with pnuemonia since Monday night.  For my fans out there you will be happy to hear that I made it.  The cool thing is all the shit they tested on me that I was going to have done on April 1 when my insurance kicks in.  But, couldn't wait.  Other than the pnuemonia in my right lung and a blood oxygen level of just 84 I passed all other tests.  My heart is fine not enlarged or broken at all.  Liver, and everything else perfect.  See, 40 years of living healthy has made me make it through this.  So my past has helped me agian.  Sorry guys.  Definitely woke me up.  My blood tests all came back great and I will be posting them as soon as I get copies.  I am fat fuck but I am internally okay for now.  I was a little worried. 

I see our resident idiot Goodrum is still at it.  It amazes me how he gives advice he doesn't even follow. I love it how he says something about college to coach.  Goodrum is to fucvking stupid to go to college so he takes courses online.  He is proud of that.  He is truly trailer trash that just will never get out of that living so low that anything is a great thing.  I mean he brags about coming in last place.  The only place in the world he could train anyone would have to be where he lives.  A whole neighborhood of Goodrum's.  But, I still think he doesn't have any clients.  He has NO testamonials or photos of his clients.  Then he comes up with privacy issues.  Clients love to help their trainer out to get more business.  Not Goodrums though.  Anyway, I have to try and sleep a little.  That fucking bed I had was about the size of a sleeping bag.

Man I gotta tell ya that it is fucked up.  I am back in the gym getting strong starting to do cardio then this hits.  I got the flu and thought it would go away.  It just got worse.  I swear I was breathing so hard and fast.  I just couldn't get my breath.  Went in to my docs and he put that thing on my finger and said it was at 84% and he was calling an ambulance.  I was with my buddy from hawaii and he took me to Summerlin Hospital.  Now I am back home should be okay to go in about a week.  One more thing.  I get home and where they took some blood from my right hand now my hand is swollen and looks like a MMA glove.  It hurts like shit and I can't bend my fingers.  I swear I caan't believe the shit that happens.  Oh well can't wait to get back to Hawaii where I never got sick.

I do, but the way I described how I run my business is basically the same way I've been doing for years. I'm not going to fix whats not broken. I just grew out of the facility I am currently in.

I've not missed any point.  I know Joe prob has a decent clientele however time will tell whether opening up a gym will increase revenue as well as cover operation expenses and attract new clientele to compete with other sports training facilities like this one

My overhead is small compared to what I bring in. Don't worry poopy pants. That's part of the reason why we're opening in a warehouse instead of retail. Why pay $2.50sqftfor retail  when I can pay .75 and get more out of it? Would you like to pay $3k so I tell you how it's done or should I just do it for free?

If you're assuming that I trained there, you're sadly mistaken.  At the time, I was working for Alltel so I would not have given up my job in addition to simply not having the education in sports conditioning and nutrition at the time however D1 used to pay a king's ransom if you referred people over and they signed up.  It was a nice way of making a little cash for showing people the right direction for the best sports training facility in South Carolina.  Nowadays, they just give clothing and stuff out.  

I may not have trained here, but I still got my money anyway.

  

Of course getting back to subject.  The reason I highlighted D1 is to let Joe know that he's playing in a new ballpark.   Most sports facility like this one is over 10,000 sq ft, has state of the art equipment..not used, and trainers which credentials that puts people to shame

The Head Coach of D1 in Greenville for example has a Grey Cup Ring for crying out loud (That's the Canadian Version of the Super Bowl Ring) along with a Bachelors degree.  The Co-Owner all played in the NFL with one of them having a Super Bowl Ring.  

And we're talking about ONE FACILITY of D1 Training.  There are similar facilities in CA if not larger.  Joe is going to have to compete with these mega sports facilities that are well funded and well equipped.  That's just the reality.  While he doesn't need 10,000 sq ft, he does need comparable equipment which he can afford to get and should get

Those kinds of places are nice.....but when hit with this kind of economy they take a huge hit. I talked to Loren Seagrave the founder of Velocity sports performance and while it's a great facility they're over head is ridiculous and had to shut some facilities down. Same with Parisi speed, even though they haven't shut down facilities, they're getting killed with over head expenses. I might not have a huge facility, but I can get just as good if not better results from my clients with a smaller  facility with a fraction (literally) of the over head then they can with their exorbitant overhead and stay in business.

Joe, when clients shop around they look for the following things:

1.  Trainer's Background & Education
2.  Facility & Equipment
3.  Cost of Training


I'm not trying to slam your business but you have to take into consideration your competitors who have larger facilities, seemingly better equipment, and more credentials.  That's just the facts and while you might have the fortune of other facilities going out of business due to overhead, you can't count on that happenning within your time period in which to make money on the facility.



Its not about the equipment, but prospects still look at the equipment first and take it into consideration when looking for a facility

Coach has people coming to him that want something different and the ones that stay know they have to work hard... having a basic facility won't matter to them they may even prefer that kind of environment.

While the above is often true of "general public fitness centers," results can carry much greater merrit.
Client lists, testimonials, and reputation are more relevant for Coach's demographic.
Athletes, and those who train like them, are usually more concerned with their progress than a gym's square footage or if the equipment is 2 yrs. old or 5 yrs. old.

If they can get better results in a smaller facility with older equipment, they will.
And they will also pay good $$ for access to the place, but more importantly, the guy who can give them those results.
